Based on the nature and extent of the requested amendment, additional studies may be required. Attach additional sheets if necessary. Current Land Use Plan designation: S.F. Residential Medium Density Requested Land Use Plan designation: Office Explain the reason for this Land Use Plan amendment: To allow for the future construction of medical office buildings and compliment the zoning plan amendment amendment request change to A-P (Administrative/Professional). Identify what conditions have changed to warrant a change in the land use plan designation: Although an assisted living facility is an allowed use in the R-4 zoning district, the provision of two neighboring large lot assisted living facilities creates a different tone than a traditional multi-family residential use for these facilities that front the Rock Praire Rd thoroughfare and thus warrants a complimentary use such as medical offices. How does the requested land use designation further the goals and objectives of the City of College Station Comprehensive Plan? This zoning change will allow for the construction of medical office buildings which can serve and compliment the residents of the neighboring assisted living facilities as well as the neighboring traditional residential communities and create new jobs and tax base for the City of College Station. Explain why the requested land use designation is more appropriate than the existing designation. The existing use of the neighboring rear Lot A-2 is an assisted living facility as is the neighboring lot to the northwest.An Office land use designation in conjunction with the proposed A-P Zoning amendment would compliment these neighboring uses.
