The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review and approval of the plans: One (1) sets of revised construction documents; and Easement Dedication Sheet and required documents for Temporary Blanket Easement. Show conflict with existing 6" sanitary sewer. (Sheet 3) 2. Both K values for sag and crest do not meet minimum requirements for St Andrews Drive. (Sheet 3) 3. Revise construction plans to match easements as designated on Final Plat. 4. The center line of utilities including storm sewer shall be placed 5.5' from edge of easement. (Sheet 4) 5. Provide Executive Summary as outlined in Appendix D of the Unified Stormwater Design Guidelines. 6. Provide hydraulic grade lines for design storm and 100 year. 7. It appears that the BFE was established with the St Andrews culverts in place. How does the BFE change with out the culverts, since they won't be installed until later with Phase 9H? 8. Provide a map showing locations of all inlets listed in Exhibit C-3. 9. Inlet 11 is shown on the plans, but I don't see it listed in Exhibit C-2. 10. Is 12' lane in St Andrews clear during 100 year storm? 11. Is 100-year storm accepted at Inlets 4 and 6? If not, provide conveyance pathway. 12. For creek crossings where sanitary sewer pipe is less than 3.5 feet in depth, concrete encasement shall be considered. 13. Please refer to Design guidelines for below grade sanitary sewer crossings of creeks. It appears that the encasement needs to be lengthened. 14. Insure that there is at least 9' separation between the end of water line WA-3 and sanitary sewer line SE-1. 15. HDPE pipe is required to have cement stabilized sand backfill at a minimum. The following page is a list of staff review comments detailing items that need to e addressed. If all comments have been addressed and the following information submitt d by Monday, October 15, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, November 1, 7:00 p.m. in the Cit Hall Council Chambers, 1101 Texas Avenue. One (1) 24"x36" copy of th re ised final plat; Nineteen (19) 11"x17" copie of the revised final plat; Parkland Development fees in the amount of $7,160 must be submitted prior to the filing of the final plat; One (1) Mylar original of the revised final plat (required after P&Z approval); and One (1) copy of the digital file of the final plat on diskette or e-mail to sgriffin@cstx.gov. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.cstx.gov/home/index.asp?page=2481 Please note that a Mylar original of the revised final plat will be required after P&Z approval and prior to the filing of the plat. Any additional changes on these plans s that have not been pointed out to the City,will constitute a completely new review. ii STAFF REVIEW COMMENTS NO. 1 Project: PEBBLE CREEK PH 9G (FP) - 07-00500237 PLANNING COMMENTS 1. The preliminary plat that was submitted with this Phase is not the approved preliminary plat. However, Phase 9G is still in general conformance with the approved. Be aware that the revised preliminary plat will need to be submitted and approved by P&Z before Phase 9H can be platted as indicated. 2. Phase Line between 9G and 9H is missing on the preliminary plat. 3. Why is the limit of Phase 9H being reduced on the preliminary plat? 4. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. 5. The construction documents and reports are still under review and may affect the plat. Reviewed by: Crissy Hartl, Staff Planner Date: October 5, 2007 ENGINEERING COMMENTS 1. How will Owners of Lots 6, 16 and 17 know that they cannot build a fence across path of discharge from outfall on their property? Wouldn't it be better to extend outfalls past lot lines? 2. Please label the PUE between Lots 17 n 1`18, and the PUE/PDE between Lots 16 and 17. 3. Construction plans and reports are still der review and may affect the plat. Reviewed by: Carol Cotter Date: October 5, 2007 ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1. Developer provides temporary blanket easement for construction purposes. 2. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per City specs and design. 7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull boxes and secondary pedestals provided by the City). 8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to bread( cstx.gov. 9. Developer provides load data for project. 10.
