SUBJECT: SPRING CREEK GARDENS PH. 3 (PP) - Preliminary Plat
Staff reviewed the above-mentioned Preliminary Plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed on the mylar. This project
has been placed on the next available Planning and Zoning Commission meeting scheduled for
November 1, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
The agenda and staff report can be accessed at the following web site on Monday the week of
the P&Z meeting.

Please note that a Mylar original of the revised preliminary plat will be required after P&Z
approval and prior to processing subsequent final plats. If you have any questions or need

ENGINEERING COMMENTS NO. 2
1. Please label the shaded floodplain area appropriately.
2. During construction, extra caution will need to be used in areas near Conservation
Easement and Deed Restricted Areas to not negatively impact the vegetation and drainage
pathways.
3. A perimeter fence shall be installed to protect Conservation Easement from off-site threats
during construction.
4. Modifications to drainage discharge outfalls may be required to protect Conservation
Easement and Deed Restricted Areas. This will be determined at Final Plat stage with
review of construction documents.

SUBJECT: SPRING CREEK GARDENS PH. 3 (PP) - Preliminary Plat
Staff reviewed the above-mentioned Preliminary Plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, October 15, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for November 1, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
One (1) 24" x 36" copy of the revised Preliminary Plat; and
Nineteen (19) 11" x 17" copies of the revised Preliminary Plat.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed, your project will be pulled from the scheduled Planning & Zoning
Commission agenda. Your project may be placed on a future agenda once all the revisions
have been made and the appropriate fees paid. Once your item has been scheduled for the
P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday
the week of the P&Z meeting.

STAFF REVIEW COMMENTS NO. 1

PLANNING
1. Remove Note#4 as it will be invalid at the time a decision is made by the P&Z.
2. Verify that all lots meet the minimum lot width of 50' measured at the 25' front setback line.
3. Please identify the well site on the preliminary plat.

EN9NEERING COMMENTS NO. 1
The extent of storm infrastructure on-site and off-site will be determined at time of final plat
with the submittal of the drainage report.
i Please verify the size and location of the existing 20-ft PUE (V.4305, P.283), as our records
indicate a different alignment. If the existing easement does not cover the existing sanitary
sewer main, please dedicate the appropriate easement.
Please identify ownership and maintenance responsibilities of the access easement.
JPlease dedicate the area in the southwest corner of the tract between the existing and
proposed PUE as PUE, to having a gap between the two.
'Alease identify BFE on plat.
Are there any additional studies that have been performed in this area that may change the
expected BFE of the area?
7. Do the lots adjacent to floodplain need FFEs?
. Development surrounding the well site will be limited. Please contact the city for additional
information regarding allowed proximity/development in this area.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights as shown on electric layout).
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers or devices and extend as
required.
5. If conduit does not exist at designated transformer or device, developer to furnish and install
conduit as shown on electrical layout.
6. Developer installs pull boxes and secondary pedestals as per City specs and design (pull
boxes and secondary pedestals provided by the City).
7. If Switch Gear(s) are required the Developer will pour pad(s) per City specs and design.
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:

9. Developer provides load data for project.
