Of course we would love for you to be at the neighborhood meeting if your schedule allows. We're scheduled for Monday, October 15th, 6:30 p.m. at the Conference Center on George Bush. We mailed out notices on Friday and we've already heard from a few homeowners. I'm meeting with one homeowner tomorrow since he is not able to make the meeting next week. Hope to see you there. We'll also address the floodplain comments you sent. (We had a really difficult time locating the 100 yr. The topography on the FEMA maps didn't match what was on the ground. It was really confusing. I'll have Joe Schultz work with Josh on this issue.) Thanks Jason! The floodplain boundary shown on the plan is from Kerr Surveying. We have compared it to FIRM Panel 182C and only found minor adjustments that need to be made to the floodplain boundary. There is also a floodway boundary adjacent to the tract and Zone X,shaded, (Other Flood Areas)areas on the tract. We received a complaint that trees were being cleared from the property. The inspector that visited the site and ordered the work to cease was told that the property owner had instructed the operator to clear the property. Just wanted to let you know and to see if you could help pass along to the property owner that the property cannot be cleared without a permit(and specific development proposal). I have drafted an ordinance that shows those land uses in that configuration and have forwarded it to Legal. They are at the TML conference so they won't be able to review it until Monday though. For now,they have two ordinances, one based on the application and this P&Z recommended and now applicant preferred one. Both may proceed to Council depending upon Legal's determination of sufficient notice and posting. Date: Thu, 8 Nov 2007 15:35:42-0600 Good afternoon, We wanted to follow-up with everyone that attended the neighborhood meeting on October 15th and the Planning and Zoning Commission meeting on November 1st. After the Commission meeting,we spoke with City staff and modified our application to request Planned Development(PD) instead of the Multi-Family designation. Our request is exactly what the Commission recommended to the City Council. If granted by the Council on November 19th,we will pursue rezoning the property. At that time,we will submit a Concept Plan showing the approximate location of buildings, buffer areas, street access, parking lots, etc. We would like the opportunity to meet with those of you who are interested in working out the details of the concept plan. We are confident that through the Concept Plan, we will be able to address many of the concerns expressed at the Commission meeting on 11/1. We tentatively scheduled a meeting next Wednesday evening around 5:30. Our schedule is flexible; so, if there is another time that works better for the group, please let me know. I will finalize a location once I know that you are interested in attending. Are you willing to meet next week to work out the details on the Concept Plan? It is perceived that the planning philosophy is essentially to first determine a maximum profit potential design and then try to push it through in spite of neighborhood opposition. An alternative philosophy would be to consider minimizing neighborhood problems and then seeing what kind of"good" (if not necessarily maximum) profit could be derived from a completely new project design. I will be glad to help you if you can rethink the issues along the lines of the latter philosophy. If that is impossible for your investors,then you may want to consider the sale of the property-- now under the new land use designation of"planned development". If you have any questions or if you wish you pursue the suggested new route, please feel free to call me. I like you and would hope to be helpful. I was so pleased with the City Council's action on November 14,with the actions of the Planning and Zoning Commission, and with the obviously genuine concern for neighborhood integrity that I wanted to express my thanks to all of you. About twenty-three years ago,College Station was the only city in Texas represented by a Small Business Administration exhibit sponsorship in the U.S. Pavilion at the New Orleans World's Fair. That exhibit was my patented invention of a system for cleaning up oilfield wastewater. I was proud that we could represent this city.
