HomeMy WebLinkAboutStaff Report This item is for an amendment to a Concept Plan for the Spring Creek Townhomes Phases 2 and 3 Planned Development District. The subdivision is located in South College Station along Arrington Road and abuts single-family residential developed as Spring Creek Gardens. (show original plan) approved in 2002 as part of the PDD rezoning. Any changes to street alignments requires action by the Planning and Zoning Commission and the City Council. The applicant is proposing to realign the streets in phases 2 and 3 to align their entrance on Decatur Drive with the median cut that will be built. The City is currently constructing Decatur Drive. The applicant is also reducing the maximum density of these phases from 13.7 to 10. 9. There were no other changes requested from the original rezoning. We have received a letter from one resident in opposition to the height of the structures located behind Spring Garden Drive. The proposed height of the structures is 15 to 35 feet. 35 feet is the maximum height allowed in all of our single family and duplex districts. A copy of the letter was provided to the commission with their packet, however, we received a followup email today stating that the resident has spoken with the builder about creating a more residential feel to the backs of the homes and a possibility of building false dormers on the back of the structures. As a reminder residential architectural details are outside the purview of ev this body in considering concept plans, however this body can consider the erall height of structures and where those structures are located.
