75'WIDE PRIVATE DRAINAGE EASEMENT
0.3175 ACRES
Being all that certain tract or parcel of land lying and being situated in the B.
McGREGOR SURVEY, Abstract No. 170 in Brazos County, Texas and being a part of
the called 188.04 acre tract described in the deed from Thousand Oaks Development Co.,
Joint Venture to Duck Haven,Ltd.as recorded in Volume 4011,Page 142 of the Official
Records of Brazos County, Texas (O.R.B.C.) and being more particularly described by
metes and bounds as follows:
COMMENCING: at a found 1/2-inch iron rod marking the west corner of the called
188.04 acre tract, said iron rod also marking an interior ell corner in the east line of the
called 286.1965 acre John Malley and Jennifer Todd tract described in Volume 7427,
Page 198(O.R.B.C.),from whence a found 1/2-inch iron rod marking the west corner of
DUCK HAVEN SUBDIVISION, PHASE THREE as recorded in Volume 7819, Page
166(O.R.B.C.)bears S 44°57'07"E at a distance of 1111.47 feet for reference;
THENCE: N 44° 01' 35"E along the northwest line of the said 188.04 acre tract for a
distance of 732.79 feet to the POINT OF BEGINNING, said point of beginning also
being the north corner of a proposed Lot 7, Block 6 DUCK HAVEN SUBDIVISION,
PHASE FIVE;
THENCE:N 44°01'35"E continuing along said northwest line for a distance of 181.89
feet for corner;
THENCE:into the interior of the called 188.04 acre tract for the following three(3)calls:
1) S 52°20'55"E for a distance of 75.47 feet for corner,
2) S 44°01'35"W for a distance of 186.96 feet for comer and
3) N 48°30'07"W for a distance of 75.07 feet to the POINT OF BEGINNING and
containing 0.3175 acres(13,832 sq.ft.)of land,more or less.
