SUBJECT: DUCK HAVEN PH. 5 (FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, October 22, 2007 at 10:00 a.m.,
your project will be placed on the next available Planning and Zoning Commission meeting
scheduled for Thursday, November 15, 2007 at 7:00 p.m. in the City Hall Council Chambers,
1101 Texas Avenue.
One (1) 24"x36" copy of the revised final plat;
Sixteen (16) 11"x17" copies of the revised final plat;
New certified tax certificates submitted prior to the filing of the final plat;
One (1) copy of the digital file of the final plat on diskette or e-mail to
mtrevino@cstx.gov; and
The Mylar original of the revised final plat with the owner and County Judge's
signatures (will be required after the County's approval).
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed, your project will not be scheduled for the Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the
agenda and staff report can be accessed at the following web site on Monday the week of the
P&Z meeting.

Please note that a Mylar original of the revised final plat will be required after P&Z approval and
prior to the filing of the plat. If you have any questions or need additional information, please call

STAFF REVIEW COMMENTS NO. 1

PLANNING
1. Tie to a College Station Monument (Sven Griffin).
2. Since the rear of lots 1-7 abut unplatted property, a 20-foot easement is required.
3. Please provide the volume and page of the 75' Pr.D.E. shown to the northeast of the
subdivision.
4. Please provide a copy of the approved Preliminary Plat (required with Final Plat
submittal).

ENGINEERING COMMENTS NO. 1
1. Documentation showing volume and page of dedication of off-site Private Drainage
Easement will be required prior filing of the Plat at the Courthouse.
2. Add note stating who has maintenance responsibility of Private Drainage Easement.
3. Construction plans and reports still under review.

GENERAL ELECTRICAL COMMENTS
1. This plat is in the College Station ETJ, but is out of the College Station Utility electric
service area. Customer will have to get with their electric supplier for this area to
determine electric service specifications and requirements.

RESPONSE TO STAFF REVIEW COMMENTS
PLANNING
1. See attached revised Final Plat.
2. Based on an email response from Jennifer,we will be allowed to plat a 10' easement along the rears of Lots
1-7 in Phase 5 and plat the remainder of the required 20' easement on the rears of the abutting Phases 4&
6 lots.
3. The drainage easement will be filed of record prior to the filing of the Final Plat.
