✓14. Tree wells are required along fifteen percent of the linear front of any facade facing a
right-of-way. This requires one tree well along the front facade and two along the side
facade facing Horse Haven Lane. Tree wells for the front facade may not count
towards the requirement for the side nor may the side count for the tree wells for the
front. Along a facade however, tree wells may be combined into one larger well, such
as a 12x6.
Two tree planter boxes were added to the sidewalk surrounding the Dickey's
Barbeque building, making a total of three above-ground planter boxes. Two are
placed along the south facade, and one is placed along the west facade. This
satisfies the City's 15% requirement.
15. Provide a detail for the tree well.

46. Provide a general note that all roof and ground-mounted mechanical equipment shall
be screened from view or isolated so as not to be visible from any public right-of-way
or residential district within 150' of the subject lot, measured from a point five feet
above grade. Such screening shall be coordinated with the building architecture and
scale to maintain a unified appearance.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and
installed as per City Ordinance 2394.
A double check backflow device has been added to the irrigation service linea note
concerning installation and testing has been added to sheet 5(Utility Plan).
2. All Backflow devices must be installed and tested upon installation as per City
Ordinance 2394.

n the fire suppression line, an isolation valve is required just inside the PUE. Also
note on the plans that fire suppression lines shall have a lockable lid on the isolation
valve. The lockable lid shall, at a minimum supply protection as the AMP or USA,
LL562 Locking Lid. Alternate lockable lids shall be approved by College Station
Utilities Director or his designee.
A valve on the fire suppression service water line has been called out as an isolation
valve and a note added to sheet 5(Utility Plan) regarding locking lid requirements.

valve to avoid multiple taps or they could all be combined with the fire hydrant lead
line.
The plans have been changed to reflect this comment. Both the commercial and

Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments
and submit the following information for further staff review:
One (1) revised site and landscaping plan.
Easement Dedication Sheet and required documents.
Please note that the Easement Dedication Sheet and necessary documents are required prior
to the issuance of a building permit. If there are comments that you are not addressing with the

Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. The next submittal will be the third
and final review by staff for this round of reviews. If all items have not been addressed on the
next submittal, another $200 processing fee will need to be submitted for the subsequent set of
three (3) reviews. Please address the comments and submit the following information for
further staff review:
Seven (7) complete sets of construction documents for the proposed
development with the revised site and landscaping plans attached (one set will
be returned to you, please submit additional copies if you want more than one
approved set)

PLANNING
1. Total points provided on site should be doubled to meet UDO Section 7.9, not just the 30
points per 1000. I have calculated the total point requirement as follows:
Streetscape:
131'/50 x 300 = 303
131'/25 = 6 street trees required
Landscape:
39,865/1,000 = 39.87
39.87 X 30 = 1,197
Total NRA Points = 1,197 x 2 + 303 = 2,697
Revise calculations and provide landscaping as appropriate.
2. There are still a number of plants that are not on the College Station Approved Plant
List.
3. In order to receive 10 points for Hameln Grass, it must be at least 5 gallon.
4. (Repeat Comments) Crushed/decomposed granite and river rock are not approved
