Please submit TxDOT permit for Jeanne Drive access to SH 40. 3. Remove all setbacks on the plat, and the general note portions that relate to the specific setback. It is adequate for it just to reference the UDO setbacks and it being a cluster development. 4. What happened to the median on McLaren Drive cul-de-sac from the preliminary plat? 5. The PUE in the common area at McLister and McFarland is missing. Please add. 6. Please label the PUEs at the southwest property corner. 7. Show ROW dedication for FM 2154 (Wellborn Road). 8. Please provide information how the buffer requirement is being met—through existing vegetation (please show how those trees will be protected during construction), or through new plantings. This does not need to be on the final plat or construction documents,but we would like documents for our files. 9. Access driveways to SH 40 must meet TxDOT's current"Regulations for Access Driveways to State Highways."Regulations are primarily based on posted speed limits and distances between proposed& adjacent access points.Where posted speed limits are 50 MPH or more the required spacing between access points is 425'. Where driveway spacing is insufficient joint access will be required or access to internal/external streets. Developer provides temporary blanket easement for construction purposes. 2. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 3. Electric Layout will reflect changes discussed at meeting with Randy French on 10-16-06. Electric will be routed across front of lots.Will require 10' easement across front of lots for primary as required by new Electrical layout. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per city specs and design. NOTE: Any changes made to the plans,that have not been requested by the City of College Station,must be explained in your next transmittal letter and"bubbled"on your plans. Any additional changes on these plans that have not been pointed out to the City,will constitute a completely new review. Page 2of3 2. City will provide drawings for conduit installation. 3. Developer provides 30'of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer installs secondary pedestals as per city specs and design (secondary pedestals provided by the city). 7. Please submit TxDOT permit for Jeanne Dr. connection to SH 40. 2. Please submit engineer's cost estimate. 3. (Sheet 3) Extend Jeanne Dr. to the western property line. 4. (Sheet 6) The pavement width on the turn around does not appear to meet the minimum requirements. 5. (Sheet 6) Using a turning radius template on the existing design, it does not appear that the aerial fire truck can make the turn around. 6. (Sheet 7) Does the termination of Southern Way Dr. need end of road markers? 7. (Sheet 7) The HDPE pipe located under the alley pavement should be considered structural. 8. If current tax certificates are not available, they will need to be provided prior to the filing of the final plat. 2. A TxDOT driveway permit has not been submitted for Jeanne Drive to access SH 40. The project will not be scheduled for a Planning & Zoning Commission meeting until at least preliminary approval has been obtained from TxDOT for the driveway. 3. The diagram that was submitted to show the limits of clearing is not sufficient. An additional requirement was added to the property by City Council when it was rezoned from A-O to R-1. It reads in part "that 20 feet of existing natural vegetated buffer be maintained between the subject property and all properties zoned A-O, Agricultural Open to the south. Where no existing vegetation exists, buffer plantings as set out in Article 7.6 Buffers of the Unified Development Ordinance must be maintained." From an aerial photo, it does not appear that the entire length,particular that abutting the Dale tract, has vegetation sufficient to meet UDO Article 7.6 Buffers. Submit a tree survey demonstrating existing vegetation along with barricade details for such and provide a landscape plan showing how the remainder of the buffer requirement will be met. 4. Remove B.S.L. from the Abbreviations in General Note #7. 5. The turning radius for the cul-de-sac on McLaren Drive is still under review by the Fire Department. 6.
