PLANNING: (Reviewed by: Jason Schubert; Date: November 6, 2006) COMMENT#1: If current tax certificates are not available, they will need to be provided prior to the filing of the final plat. ACTION: Duly noted. COMMENT#2: A TxDOT driveway permit has not been submitted for Jeanne Dr to access SH 40. The project will not be scheduled for P&Z until at least preliminary approval has been obtained from TxDOT for the driveway. ACTION: See attached TxDOT permit applications. In order to keep this project on the November 16, 2006 Planning and Zoning Commision agenda, we have received preliminary approval from TxDOT. COMMENT#3: The diagram that was submitted to show the limits of clearing is not sufficient. An additional requirement was added to the property by City Council when it was rezoned. From an aerial photo, it does not appear that the entire length, particularly that abutting the Dale trace, has vegetation sufficient to meet UDO Article 7.6 Buffers. Submit a tree survey demonstrating existing vegetation along with barricade details for such & provide a landscape plan showing how the remainder of the buffer requirement will be met. ACTION: Locations of existing trees and proposed plantings have been added to the overall plan in the construction drawings. COMMENT#4: Remove BSL from the Abbreviations in General Note#7. ACTION: The revised plat shows this change. COMMENT#5: The turning radius for the cul-de-sac on McLaren Dr is still under review by the Fire Dept. ACTION: Duly noted. Regulations are primarily based on posted speed limits & distances between proposed & adjacent access points. Where posted speed limits are 50 mph or more the required spacing between access points is 425'. Where driveway spacing is insufficient joint access will be required or access to internal/external streets. Appropriate info will be required for any future permits/work at this site, which should include drainage data, etc. ACTION: Once we receive the Engineering comments and make the corrections required, we will submit the TxDOT permit applications.
