SUBJECT: DUCK HAVEN PH./(FP) -Vacating& Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been addressed and
the following information submitted by Monday, October 30, 2006 at 10:00 a.m.,your project will be
placed on the next available Planning and Zoning Commission meeting scheduled for Thursday,
November 16,2006 at 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
One (1) 24"x36" copy of the revised final plat;
Sixteen (16) 11"x17"copies of the revised final plat;
New certified tax certificates submitted prior to the filing of the final plat;
One (1) copy of the digital file of the final plat on diskette or e-mail to
sgriffin@cstx.gov and awelsh@cstx.gov;and
The Mylar original of the revised final plat with the owner and County Judge's
signatures (will be required after the County's approval).
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have not
been addressed,your project will not be scheduled for the Planning& Zoning Commission meeting.
Your project may be placed on a future agenda once all the revisions have been made and the
appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff
report can be accessed at the following web site on Monday the week of the P&Z meeting.

Attached is the Final Plat for Duck Haven Phase 3. The document is ready for filing. Attached are the
following documents required for you to file the plat:
• Drainage Easement Agreement — required for temporary roadway drainage across
unplatted property. This document has been filed of record(see receipt on last page)
• Construction Acceptance Letter—letter from Brazos County stating their acceptance of the
construction.
• Water Test—shows Wellborn Water's acceptance of the water lines.

RESPONSE TO STAFF REVIEW COMMENTS
PLANNING
1. Tax Certificates have been provided in a previous submittal(dated 10-26-06).
2. See revised Final Plat.

ENGINEERING
1. The drainage easement has been removed as a result of the lack of need and as a result of the agreement
to not include drainage easements in Phase 2 on Lots 12& 13.
2. See revised Final Plat and attached Public Drainage Easement documents.
3. Brazos County is in the process of reviewing our request for R.O.W. abandonment. We will provide notice
to Development Services once the process has been completed and the abandonment has been approved.
4. The developer does not feel that the additional easement is necessary since the adjacent property will be
platted with the next phases of the development. The additional 10' easement will be provided at that time.
The developer believes that the additional encumbrance on the lot will create potential difficulties for lot
buyers during the layout of their homes and site improvements.
5. Please advise of any comments or issues as they become available.
