PLANNING
1. Include building setback lines.
2. Include lot dimensions
3. Show zoning district boundaries of R-1 and R-6
4. Include cul-de-sac and street radius.
5. State proposed land use on plan.
6. The Variance Request to the Subdivision Regulations needs to be included on this Preliminary Plat
Application with the $100 fee. Include letter stating justification for variance request according to
Section 5 of the Subdivision Regulations. (Zoning Board of Adjustment Application not necessary).
7. Provide the average block width on this street.
8. S47d34'10"E needs to be changed to NW to close.
9. Remove original lot lines that will change and show only proposed and remaining lot lines with
improved clarity from other lines.

ENGINEERING COMMENTS NO. 1
1. Indicate street pavement and width.
2. Indicate direction and distance to existing fire hydrant on Park Place.
3. Public utility easements will need to be dedicated on existing overhead electric lines and guy wires. If
these lines are to be relocated,indicate where they are to be relocated.
4. Subdivision Regulations require a 20' PUE at rear of all lot lines that can be centered on abutting lots.
You will have to request a variance to do what is proposed on Lots 17 A&B and Lots 18 A&B, or
dedicate 20'PUE at the rear.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as designed and installed for electric lines
(including street lights).
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per city specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30'of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
5. If conduit does not exist at designated transformer, developer to furnish and install conduit as
shown on electrical layout.
6. Developer installs pull boxes&secondary pedestals as per city specs and design (pull boxes &
secondary pedestals provided by the city).
NOTE: Any changes made to the plans,that have not been requested by the City of College Station,must be explained in your next transmittal
letter and"bubbled"on your plans.Any additional changes on these plans that have not been pointed out to the City,will constitute a

7. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to
gmartineza,cstx.gov.
8. Developer provides load data for project.
