Still need clarification of your 2nd required design element on the North Building Elevation. This would be in the center of the building away from the sitting wall and canopy. The wall plane projections and roof plane differences qualify as one design element. Two different design elements are required within every 45 ft. horizontal section (Unified Development Ordinance, Section 7.9.B.2). Review by the Design Review Board is an option if the two design elements are not present. Reviewed by: GRANT WENCEL Date: October 30, 2006 ENGINEERING COMMENTS NO. 2 1. Trench detail for water and sewer does not match BCS Unified Design detail. Please revise. All of your details shall meet BCS Unified Design Standards. 2. Provide Engineers estimate for public water main. 3. I am not sure whether the engineer that prepared the MEP is aware of a recent change in our design requirements regarding fire suppression lines. A double check assembly is no longer required to make the line private. All that is required is an isolation valve with a lockable lid. The isolation valve needs to be within the PUE. Sheet C2 shows this isolation valve, but Sheet MEP-1 also shows one in the vault. The one that is required for the fire suppression line is the one shown in the ROW. The fire suppression line is private from this isolation valve forward. 4. Sheet C-1 still shows vault in PUE. 5. I have Sheets C-1,C-2, C-3 and C-5. Is there a Sheet C-4? 6. As we discussed, the DP for this project will not be issued until the DP for the detention pond is issued. Show building setbacks to City Standards. 5. Include site plan construction details (sheet A13 of Building Plans) as part of Site Plan submittal. 6. Show PUE on Site Plan Sheet A1.1. 7. Please verify the incorporation of two different design elements on the building facade facing the ROW. 8. Show Dumpster Pad on the Site Plan to be no smaller than 12 feet by 12 feet. The storm pipe and headwall indicated as being "by others" has not been submitted. Unless it is submitted by others and approved, this project will need to construct it as part of the storm system. 4. Add note on the plans that fire suppression lines shall have a lockable lid on the isolation valve. The lockable lid shall, at a minimum supply protection as the AMP or USA, LL562 Locking Lid. Alternate lockable lids shall be approved by College Station Utilities Director or his designee. 5. Please note that the domestic demand provided on the plans corresponds to a 1"water meter,not the 2" meter called out. A 1"meter will be approved with current demand. Developer to intercept existing conduit at designated transformers and extend as required. 4. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 5. Developer pours transformer& switchgear pad(s) per city specs and design. 6. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city). 7. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to sweidocstx.gov 8. Developer provides load data for project. 9. Sam Weido at 979.764.6314..
