HomeMy WebLinkAboutStaff Review STAFF REVIEW COMMENTS NO. 1 Project: Shenandoah Phases 10, 11, 15, 16 & 17 - 06-00500212 PLANNING 1. Revise plat to reflect a 100' per inch or larger scale. 2. The Vicinity Map scale should be reduced to show a wider perspective with a north arrow included. 3. Add cord bearing and length so that the plat may be checked for closure. 4. Provide the lot width and/or lot depth dimensions for all proposed lots. 5. The 6.90 acre A-O tract and 2.408 R-1 tracts in the southeast corner of the plat will need to be either designated as common area and noted as owned and maintained by an HOA, designated as a block(s) with access and infrastructure provided, or dedicated to the City as a greenway. If the area is not dedicated, a 30' wide bike/pedestrian access easement will be required for the future bike/pedestrian path along with access easements to the cul-de-sacs. If dedicated and the cul-de-sac right-of-ways abut the greenway, access easements will not be required. 6. Sidewalks will be required on one side of the cul-de-sac streets to the greenway or access easement. 7. Identify if pipeline adjacent to southern boundary conveys flammable gas or fuel. If so, show size of line, design pressure, and product transported through the line. 8. Engineering comments are still under review and will be provided at a future time. Reviewed by: Jason Schubert Date: October 9, 2006 ELECTRICAL 1. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 2. If applicable the following easements will be required. - A 15' PUE in Phase 17, Block 46, Lots 1 thru 14 and continued to the adjacent property line. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per city specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer installs pull boxes & secondary pedestals as per city specs and design.(pull boxes & secondary pedestals provided by the city). 7. Please illustrate the PUE located at the rear of Lots 15 thru 27 of Block 41 as a proposed "10-ft PUE" as the other 10-ft PUE was dedicated with Block 41. 2. Please make the water main connection along Lambsburg Ln. connecting the 3 dead-end lines. 3. Please specify the intent for the A-O portion of land, specifically in regards to the proposed storm drains. If the area will become common area the storm drains may need easements. If the area will become City of CS Parks an easements may not be required. 4. The 2.408 Acres Tract (Zoned R-1) will need a lot and block designation, access, and public water. 5. Please provide BFE information for the portions of the floodplain that has been designated AE Zone with BFE on Panel 205D. 6. Please provide finish floor elevation for Lots 9 thru 11 of Block 46. 7. Has the location of the existing pipe line located west of the proposed Newport Lane extension, been field verified? Our mapping indicates the pipe line may encroach on a portion of Phase 10 and 11 of this proposed development. 8. Please illustrate the apron for the Hayesville Ct. extension into the adjacent property. 9. I have attached the survey that was done by the City of CS regarding the needed ROW dedication required for the Barron Rd. expansion.
