PLANNING
1. Provide a Preliminary Plat with the associated application and requirements.
2. Show documentation that the two existing 1/2 lots forming lot #18 are owned separately prior to
1970 and since. If not, the other 1/2 of lot#18 needs to join plat.
3. Increase the line width of the subdivision boundary for greater distinction.
4. Existing building on lot 31A does not meet side setback requirements. Building will need to be
removed prior to filing to final plat, or apply for variance.
5. A variance will be necessary to plat/replat lots of this size within this older subdivision (Section
18-B.2 of the Subdivision Regulations requires lots to be a minimum of 8,500 square feet). Lot
width variance may be required. Please provide the average lot width of the block.
6. Include name and address of both land owners in the title block.
7. Include Development Permit Application Fee ($200.00).
8. Include Infrastructure Fee ($600.00).
9. Re-title to"Final Plat,being a Re-Plat of..."
10. Note: Providing PUE on front of lots will require transformers to be located in front of homes.
11. PUE is shown on portion of lot#18 not included in plat;how is this PUE being dedicated?

ENGINEERING COMMENTS NO. 1
1. Provide required engineering documents and reports for review.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
3. Due to a nationwide shortage of distribution transformers Developer will provide load data
and AutoCAD 2000 site plan for project as soon as it becomes available. CSU has been
advised by distributors that transformers are on a 40 week backorder.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per city specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
NOTE: Any changes made to the plans,that have not been requested by the City of College Station,must be explained
in your next transmittal letter and"bubbled"on your plans.Any additional changes on these plans that have not
been pointed out to the City,will constitute a completely new review. 2
5. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
6. Developer installs transformer pads,&secondary pedestals per city specs and design
(transformer pads,& secondary pedestals provided by the city).
7. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to
gmartinezacstx.gov.
