PLANNING
1.Replace fence which screens relocated trash compactor with material other than chain-link.
2.Provide note on site plan stating the replacement of trees and shrubs according to approved
landscape plan of 7-1-1991. (eleven trees in parking islands and 300 foot linear planting of trees
and shrubs along front ROW need replaced).
3.Note: Color samples of facade changes are approved as provided (blue accent color may not be
more that 10% of total facade).
4.Note: Building review comments to be addressed as provided previously by Ben McCarthy,
Commercial Building Plans Examiner.

PLANNING
1. The architectural columns added on the front facade will serve as one of the two required design
elements. In the area of the new canopy no other design elements are needed. However, to the left of
the canopy another design element is needed along with the columns every 45 feet.
2. As an alternative to nine trees planted adjacent to the front facade, please add nine additional canopy
trees somewhere in the parking islands as close to the building as possible and show on plan.
3. Please provide an additional$200 application fee required for a fourth submittal.
4. Building material and color samples can be submitted later, but must be reviewed before a building
permit can be issued.

PLANNING
1. Non-residential architectural standards will apply to this facade. Please see Section 7.9.B.2. and
7.9.E.1 of the UDO for more information. You will see that a canopy and wall plane projection
will count as architectural elements. Please include additional elements to completely fulfill the
architectural element and roofline articulation requirements.
2. Please provide building elevations, and material and color samples of the changes to the front
facade.
3. Please provide 9 tree wells with canopy trees along the front facade of the building as required
per Section 7.9.E.3.b of the UDO. Please adjust the site plan accordingly.
4. Provide a general note on the plan that all roof and ground-mounted mechanical equipment
shall be screened from view or isolated so as not to be visible from any public right-of-way or
residential district within 150' of the subject lot, measured from a point five feet above grade.
Such screening shall be coordinated with the building architecture and scale to maintain a
unified appearance.
5. The original site plan shows trees planted in most of the existing parking islands. Many of these
trees do not exist presently. Tree replacement in many of these islands would improve the
esthetics of the large parking area, and is recommended.
6. If a forth site plan submittal is necessary, an additional application fee of $200.00 would be
necessary.

ENGINEERING COMMENTS NO. 2
1. Please submit development permit application and fees. The development permit fee in this
case will be $800 due to the fire hydrant relocation.
2. It appears when the Sam's was originally built a blanket easement was dedicated to cover all
proposed utilities. Please dedicate the appropriate easements for all existing utilities on the
site. The easement dedication application may be found on-line.
3. Please include BCS Unified Construction Details and a note making reference to these
details on the site plan.
4. It appears that the existing on-site water system is public (needs easement) and the existing
on-site sanitary sewer system is private (no easement needed), please verify.
5. Please illustrate existing and proposed sanitary sewer service lines. 8-in sanitary sewer
service lines require a clean-out every 100-ft and a .5% slope. Profile detail is not required.
6. Please submit engineer's cost estimate for public infrastructure improvements.

1. Per UDO Section 7.2.D. End Islands, a raised end island of 180 square feet shall be located
at the end of every parking row. The area provided adjacent to the handicapped parking and
accessible spaces needs to be a raised island in order to satisfy this requirement.

LANDSCAPING/STREETSCAPING/BUFFER
1. New work on an existing site will require the site to meet original approved conditions, such
as landscaping. Please plant 4 Tam Junipers (Juniperus Sabina "Tamarisfolia") in the end
islands on both sides of the island with the light pole. Please plant 2 Bradford Pears (Pyrus
calleryana"Bradford") in the two remaining end islands.
2. Provide a landscaping plan reflecting the above requirements.
3. Provide a general note that 100% coverage of groundcover, decorative paving, decorative
rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the
parking lot setback, rights-of-way, and adjacent property disturbed during construction.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle
Back Flow Device,or a Double-Check Back Flow Device,and installed as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394.

3. Typically we require a grading and erosion control plan. However,in this case it appears the
only flat work being done is to relocate end islands and new striping. Please verify.
