Please see section 7.9.B2.and 7.9.E.1 of the UDO for more information. You will see that a canopy and wall plane projection will count as architectural elements. Please indude additional elements to completely fulfill the architectural element and roofline articulation requirements. Refer to sheet A2 • Drawings have been revised to indicate addkbnal buildi ng elements to comply wkh the Non-Residential Budding standards. Comment #2: Please provide building elevations, and material and color samples of the changes to the front façade. Refer to Sheet A2 • Budding Elevatbns have been provided with material and cobr schedule. Samples to be provided wkh full budding pemk set. Comment #3: Please provide 9 tree wells with canopy trees along the front façade of the building as required per Section 7.9.E.3.b of the UDO. Please adjust the site plan accordingly. • Per a phone conversation will Crissy Hart on November 10thAdams Engineering discussed the issues bebw wkh regards to instaAhg the 9 canopy trees abng the front façade of the budding. Mrs. Hart advised Adams Engineering to submk revised plans abng wkh this latter identiyhg the fokuwing encumbrances: 1) The area between the canopy drive thru and the edge of budding where the trees are being requested s approxinatey 100 feet h length. This areas filad wkh several unities hckiding a water meter,water Erre, grease trap,sankary sewer claanouts, sankary sewer service Me,and underground telephone conduk. 2) h addkion to the utilities mentioned bebw there is a SAMS CLUB sign located 12'above finished grade (approxinatey 24'from the West bldg corner) that the 9 canopy trees would have to avoid for vbbiiy purposes. 3) For purposes of tree growth and foundatbn purposes the trees must be list aked at hast 5 feet from the face of budding. Grant Wencel -6338 SITE PLAN RESPONQE LETTER.pdf 2 Comment #4: Provide a general note on the plan that all roof and ground-mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right-of-way or residential district within 150'of the subject lot,measured from a point five feet above grade. Such screening shall be coordinated with the building architecture and scale to maintain a unified appearance. • Per a conversatbn between Grant Wencel and Travis Pruk (archlect) I was noted that the existing roof and ground mounted equipment are not currently screened.Therefore, screening of the exstng equipment wil not be required; however all new equipment shag not be vspble to the general pubic at the front of the budding. Comment #5: The original site plan shows trees planted in most of the existing parking islands. Many of these trees do not exist presently. Tree replacement in many of these islands would improve the esthetics of the large parking area,and is recommended. • Per a conversation wdh Crssy Hart the comment was addressed wdh the proposed installation of the (8)Tam Junipers and the(4)Bradford Pears shown on the site plan. ENGNEERNG COMMENTS NO.2 Corn-hent #1: Please subrr>it development permit application and fees. The development permit fee in this case will be$800 due to the fire hydrant relocation. • The development pemnl application and required fees are included wlh this submdtaL Comment #2: It appears when the Sam's was originally built a blanket easement was dedicated to cover all proposed utilities. Please dedicate the appropriate easement for all existing utilities on the site. The easement dedicated application may be found on-line. • The surveyors in the process of prep aring the legal descriptions for the propo sed water ine easements. I is Adams Engineering's understanding that these water ine easements must be fled pro r to completion of construction and will not hold up release of the buiding perml. Comment #3: Please include BCS Unified Construction Details and a note making reference to these details on the site plan. • A note has been provided on the ske plan referencing the BCS Unified Construction Details. These details have also been ncluded n the chi construction documents. Comment #4: It appears that the existing on-site water system is public(needs easement) and the existing on-site sanitary sewer system is private (no easement needed)please verify. • Correct. As stated in engleering comment#2...easements are currently being prepared for the water line. Comment #5: Please illustrate existing and proposed sanitary sewer service lines. 8-in sanitary sewer service lines require a clean-out every 100-ft and a.5%slope. Profile detail is not required. • Existing and proposed saniary sewer hies are shown on the sle plan as wel as the construction documents. According to the as-buil utility plan provided by the city,the existing sandary sewer hie was installed at 0A0% slope. The actual slope of the existing SS hie is currently unknown and will be verified by the contractor in the field. Due to the relocation of the line to avoid the canopy columns the 8"SS hie wM likely be sloped at approximately 035%.
