Provide fence and gate details. Chain link fences may be allowed, however, they must be completely screened with a hedgerow or a solid fence from adjacent properties and the ROW. ✓7/ Access should be provided all the way to the neighboring property with Phase 1. 8. icycle parking should be no more than 150-feet from a public entrance to the building. 1.4. Islands must be at least 180 square feet. A few islands do not meet this, or will not meet them when a V Phase 2 building is built. 1._Provide dumpster screening details,and interior clear dimensions of the dumpster pad. 1)rive aisle width appears to not quite meet the required 23-feet on the northeast side of the building. Buffer requires a 6 foot masonry fence along property that requires a buffer. Solid wooden fence can be substituted,if the buffer yard AND plantings are doubled. 3. The existing buffer requires an additional 11 canopy trees,as per Section 7.6 Buffers. 74. Please show limits of grassed area/buffer. It may be necessary to curb this area off from the gravel to t/ clearly define the area. 5. Landscaping calculations are incorrect. Our calculations show that the site requires 4,519 points. Please revise and provide adequate plantings. 6. Provide separate buffer legend with the number and type of trees required and provided. �. Clearly identify easements on landscape plan.The actual area of the buffer yard is difficult to identify. -18. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow Device,and installed as per City Ordinance 2394. 9. Please illustrate fire lane. ✓2. Please clearly indicate which areas will be concrete paved and which will be gravel. 3. It appears that the fire flow analysis is only requiring one fire hydrant. Please verify, but I believe the proposed additional hydrant is not needed. It appears that the building is located within the 300-ft lay of hose and the 150-ft arc length of one and possible two existing hydrants. NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and"bubbled"on your plans.Any additional changes on these plans that have not been pointed out to the City,will constitute a completely new review. Page 2 of 3 4. Would it be possible to bring the domestic and irrigation meters back within the PUE adjacent to Graham Rd? 5. Please illustrate domestic and irrigation meter sizes. 6. The slope on the sanitary sewer service line should be a minimum of 1%. 7. Please provide drainage report. J8. Please provide a letter from the adjacent property owner allowing the direct discharge onto the adjacent property. If permission is unobtainable it may be possible to extend underground storm pipe down the existing 10-ft PUE to the valley gutter. ✓ 9. Please submit grading and erosion control plan. /10. Developer installs conduit per city specs and design. 2. City will provide drawings for conduit installation. 3. Developer to intercept existing conduit (2—4"PVC) at designated transformer and extend as required to building service location.. 4. If conduit does not exist at designated transformer, developer will furnish and install conduit as shown on electrical layout. 5. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to sweido@cstx.gov 6. Developer provides load data for project. 7. Page 3 of 3 STAFF REVIEW COMMENTS NO. 2 Project: CURRY PLUMBING (SP) - 06-00500206 PLANNING 1. The 1513 SF shop in Phase 1 has not been included in the parking calculations. The total parking requirement is equal to the sum of the various uses computed separately. Please revise. 2. Correct the labeling of the A&M Research Foundation property to the east, which has "zoned" listed twice but no lot or block. 3. The dimensions provided for drive aisle width is based on back-of-curbs. This dimension, as found in UDO 7.2.C.5,is to be measured"wall-to-wall" (face of curbs). Please revise. 4. It appears that the chain link fence by the gates and parallel to Graham Road is visible from the ROW. As with the property lines,provide screening for these segments. 5. With the placement of the fence across Phase 2, it appears that the landscape end island is not 180 SF. Please revise accordingly. 6. It appears that 10 parking spaces will be provided in Phase 2. With 8 spaces allocated to the future office building, the storage building may be a maximum of 2,000 SF. 7. For 189' of streetscape frontage, 8 trees are required. Decimal amounts (189'/25= 7.56) are rounded up. Please revise figure. 8. Since a fence is being used to meet the buffer yard requirement,plantings in buffer yard must be doubled along with the area. 9. The buffer yard area can be subtracted out of the total site area when calculating the required number of landscape points. 10. Please identify the type of shrubs to be used on the landscape plan. 11. Shrubs used for parking screening must be 3 feet at time of planting, and must be placed no further than 1 plant per 3 feet. Please reference the specific detail for open cut street repair on the plans. 3. The casing pipe should be 14-in pipe,per the BCS specs. 2. Drainage System: 1. Please provide additional detail (plan and profile) of the proposed detention structure,walls, berms,materials,ground treatment, etc. 2. Please provide more detail for the project outfall at the existing channel. 3. Do you intend on making the connection at an angle as previously discussed? 4. Will any erosion control measures at the outfall be necessary? 3. Please provide a copy of the portions of the BCS Unified Design Details which apply to this project at the point when you submit for stamping.
