Applicant: Joe Schultz, Civil Development, Ltd. Staff Recommendations: Staff recommends approval of the final plat. Item Summary: This item is for the consideration of a revised Replat of the North Forest Subdivision. A Replat was approved by the Commission in September 2006 and development of an office complex began shortly afterward. Since that time, the developer has proposed to add a second common area of 1.086 acres for internal driveways at the rear of the property, which would reduce the area of Lot 1 E from 2.459 acres to 1.372 acres. This property has also received site plan approval for an office complex and will be unaffected by the proposed changes. Comprehensive Plan Considerations: The Comprehensive Plan designates this area as Single Family Medium Density; however, it is zoned A-P Administrative Professional. The property takes access from the State Highway 6 frontage road and from North Forest Parkway. State Highway 6 is shown as a Freeway and North Forest Parkway is shown as a Major Collector on the City's Thoroughfare Plan. This Replat is in compliance with the City's Comprehensive Plan, Subdivision Regulations, Unified Development Ordinance and approved Preliminary Plat. Item Background: A portion of the subject property was annexed into the City limits in 1971 and the remaining portion was annexed in 1977. The property received rezoning approval from A-O Agricultural-Open and R-1 Single Family Residential to A-P Administrative Professional in 2003. A Preliminary Plat and Replat have been approved by the Planning & Zoning Commission in May and September 2006 respectively. The subject property has also received site plan approval for the North Forest Professional Park, which is currently under construction. Commission Action Options: The Commission has final authority over the Final Plat. The options regarding the Final Plat are: ■ Approval ■ Denial Supporting Materials: 1.
