SUBJECT: NORTH FOREST (FP-REPLAT) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, November 12, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for December 6, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
One (1) 24"x36" copy of the revised final plat;
Nineteen (19) 11"x17" copies of the revised final plat;
One (1) Mylar original of the revised final plat (required after P&Z approval); and
One (1) copy of the digital file of the final plat on diskette or e-mail to
mtrevino@cstx.gov.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed your project will not be scheduled for a Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the
agenda and staff report can be accessed at the following web site on Monday the week of the
P&Z meeting.

Please note that a Mylar original of the revised final plat will be required after P&Z approval and
prior to the filing of the plat. If you have any questions or need additional information, please call

NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be
explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans
that have not been pointed out to the City,will constitute a completely new review. 1 of 2

PLANNING COMMENTS
1. Please add a note to the plat that states the following: "For the purposes of signage and
NRA Standards, this subdivision shall be considered one building plot."
2. Also add the responsibility of maintaining landscape easements to the responsibilities of the
Property Owners' Association.
3. According to our records, we do not have a mylar of the approved preliminary plat on file.
Please submit a mylar of this plat.
4. Please remove all building setback lines and buffer areas from the replat.
5. It is my understanding that the site plan for the North Forest Professional Park is also under
review. If changes are made to the site plan that affects the replat, please also make those
changes to the replat.
6. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.
7. The construction documents and reports are still under review and may affect the plat.
