The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: One (1) revised site plan. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Page 1 of 3 STAFF REVIEW COMMENTS NO. 1 Project: RIDGE APTS (SP)—07-00500261 PLANNING 1. The detail for the dumpster areas do not show any bollards. Please keep in mind that if bollards will be placed in the enclosure, there must still be a 12' x 12' clear area of the fence and the bollards. 2. All islands between the dumpster enclosures and the parking rows must be 180 s.f. Several look to be smaller. Please verify that all meet the 180 s.f. requirement. 3. The Unified Development Ordinance requires 12 8-yard dumpster enclosures for this size development (UDO Section 7.7.C.2). 4. Please clarify the location of the fire lane. All sanitation routes must be built to firelane standard. 5. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not be made of aware of will constitute a completely new review. Reviewed by: Lindsay Boyer and Matt Robinson Date: October 31, 2007 LANDSCAPING/STREETSCAPING/BUFFER 1. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the parking lot setback, rights-of-way, and adjacent property disturbed during construction. Reviewed by: Lindsay Boyer and Matt Robinson Date: October 31, 2007 ENGINEERING COMMENTS NO. 1 1. Please locate dumpsters and screens out of Public Utility Easements where possible. 2. Show locations of water land sewer lines on the Site Plan. 3. Shift dumpsters and enclosures as far away from water/sewer lines as possible. This affects all except the northeast location. 4. Add note to the plans that states/acknowledges that the aforementioned locations are in very close proximity to water and/or sewer lines owned by the City of College Station, and that any damaged to these lines caused by the construction of the dumpster and their screens will be repaired at the expense of the property owner. 5. Add note that the Contractor will coordinate with the City of College Station Utility Department for work around the utility lines. Fence posts my require relocation. 6. Add note stating that the property owner acknowledges that if dumpster screening is located in a PUE, the property owner is responsible for replacement of the screening if it becomes necessary to remove the screening for utility construction and/or maintenance. Page 2 of 3 FIRE 1. Please ensure that if Fire lanes are repainted they continue to meet City code. 2. The new dumpster pad located next to the fire hydrant must maintain a 3-foot clearance for Fire operation. Reviewed by: Jerry Duffey Date: 11/1/07 SANITATION 1. This site will need to have 12 FEL Dumpsters for the size of the complex according the UDO requirements. All will have to meet the 12'x12' inside dimension clearance.
