Item: Presentation, possible action, and discussion on a Final Plat for Saddle Creek Phase 2
consisting of 13 lots on 17.888 acres, generally located off of Stousland Road, west of FM 2154
in the City's Extra-Territorial Jurisdiction.

Staff Recommendations: Staff recommends approval of the Final Plat.

Item Summary: This item is for consideration of a Final Plat for Phase 2 of the Saddle Creek
Subdivision. This plat consists of 13 rural residential lots on 17.888 acres and carries an
average lot size of 2.42 acres. These lots will take access through Saddle Creek Drive to
Stousland Road until future phases are built, where additional points of access will be provided
to other neighboring properties and streets.
Comprehensive Plan Considerations: The Land Use Plan projects Rural Density Residential
for a portion of the Saddle Creek Subdivision. Our development policies would also designate
the remaining area as Rural Density Residential; however, the City has no authority over land
use in the ETJ. Wellborn Road is identified as a major arterial on the Thoroughfare Plan and
Saddle Creek Drive is being designed and built as a rural collector. This Final Plat is in
compliance with the Comprehensive Plan, Subdivision Regulations, Master Plan, and
Preliminary Plat, which received approval in October 2006.
Item Background: The Planning & Zoning Commission approved the Final Plat for Phase One
in January 2007. The Commission has also recently approved several plats in this area of the
ETJ including plats for Duck Haven, Sendera, and Hidden Springs.
Commission Action Options: The Commission has final authority over the Final Plat. The
options regarding the Final Plat are:
