This information is being submitted for staff review and approval by the Planning and Zoning Commission. If, after review by the Administrator (as defined by the UDO), the Master Plan is determined to require modifications to be administratively complete, please notify me so modifications can be submitted. Also, if a variance to the City's checklist is required, please provide me the Sections of the Subdivision Regulations or the Unified Development Ordinance from which a variance is required so that it may be properly requested. Box 9960 College Station, Texas 77842 Re.: Response to Staff Review Comments No. 1 P� Peach Creek Development Master Plan MBESI No. 10570007 \9- DearJason: PLANNING : (Jason Schubert, Date: November 12, 2007) COMMENT#1: Please show the minor collector on the western boundary of Phase 1, as shown on the City's Thoroughfare Plan. It proceeds north from FM 2154. ACTION: The minor collector as shown on the City's Thoroughfare Plan has been added to the Master Plan. COMMENT#2: Please remove the ROW width designations from all roadways. As such, please remove General Note#7,though thoroughfares are to labeled with the proposed thoroughfare classification. ACTION: The R.O.W. width and General Note 7 have been removed from the Master Plan. Proposed thoroughfares have been labeled with proposed classification. COMMENT#3: The color land use designations are appreciated; however, the Master Plan will be forwarded to the Planning & Zoning Commission in black and white. Please label the proposed land use designations on the plan. ACTION: The colors have been changed to hatch patterns that designates the proposed land uses. COMMENT#4: Please label the purple colored areas appropriately ACTION: The purple areas represented water bodies. The color has been removed and the outline of the water bodies are shown. COMMENT#5: There is only one area labeled as a phase. If the remainder of the proposed development is"Phase 2",please label accordingly and/or propose additional phases. ACTION: The remainder has been labeled as Phase 2 (Multiple Sub-Phases.) ACTION: ROW width has been removed as requested.. COMMENT #2: The area of the Master Plan to the west of FM 2154 is not hatched for the proposed land use. Please revise. ACTION: The area has been hatched as requested. COMMENT #3: Please revise the hatching used for the proposed Ian uses so that they are distinct. ACTION: The hatches were revised as requested.
