SUBJECT: Aggieland Pregnancy Outreach — Rezoning
Staff reviewed the above-mentioned rezoning as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address all comments and
submit the following information by Monday, November 19, 10:00 a.m., for your project to be
placed on the next available Planning & Zoning Commission (P&Z) meeting scheduled for
December 6, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue:
One (1) 24"x36" copy of the revised Rezoning Map;
Nineteen (19) 11"x17" copies of the revised Rezoning Map;
One (1) copy of the revised Metes and Bounds;
One (1) copy of the digital file of the revised rezoning Metes & Bounds on
diskette or e-mail to sgriffin@cstx.gov.
Please note that if all comments have not been addressed, your project will be not be scheduled
for the P&Z agenda. Your project may be placed on a future agenda once all comments have
been addressed and the appropriate re-advertising fees paid.
Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be
accessed at the following web site on Monday the week of the P&Z meeting.

NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be
explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans
that have not been pointed out to the City,will constitute a completely new review. 1 of 2

PLANNING COMMENTS
1. Rather than leaving the floodplain and proposed thoroughfare as R-1 as indicated on the
rezoning map, that area will need to be rezoned to A-O Agricultural-Open. Please provide
the metes and bounds of the proposed A-O area.
2. Following the above comment, please amend the rezoning map and application accordingly.
3. What is the proposed range of building heights for the single story structures?
4. The purpose statement of this Planned Development District will be adopted as a part of the
rezoning ordinance and guide all future decisions regarding the development of this
property. The statement provided in the application does not provide the direction needed
to determine whether a proposed development is appropriate for the Planned Development
District. Please see the purpose statements of various zoning districts as stated in the UDO,
particularly the PDD and the A-P Administrative Professional zoning districts. Please revise
the application accordingly.
5. Please be sure that the proposed uses include all future uses as well. Proposing a use
other than what is on the list will require a rezoning to amend the allowed uses in the PDD.
6. Remove the radius and ROW measurements of the proposed thoroughfare from the
Concept Plan.
7. The residential portion of this development will be treated as multi-family residential
development where parkland dedication fees will be collected at the time of building permit.

ENGINEERING COMMENTS NO. 1
1. As previously discussed, development of this tract will require construction of a public street
from the end of the funeral home property to tract 13. Street shall be design and
constructed in accordance BCS Unified Design Standards, Details, and Specifications.
2. Water will also need to be extended from current existing location to provide required fire
flow. Street shall be design and constructed in accordance BCS Unified Design Standards,
Details, and Specifications.
