Rather than leaving the floodplain and proposed thoroughfare as R-1 as indicated on the rezoning map, that area will need to be rezoned to A-O Agricultural-Open. Please provide the metes and bounds of the proposed A-O area. 2. Following the above comment, please amend the rezoning map and application accordingly. 3. What is the proposed range of building heights for the single story structures? 4. The purpose statement of this Planned Development District will be adopted as a part of the rezoning ordinance and guide all future decisions regarding the development of this property. The statement provided in the application does not provide the direction needed to determine whether a proposed development is appropriate for the Planned Development District. Please see the purpose statements of various zoning districts as stated in the UDO, particularly the PDD and the A-P Administrative Professional zoning districts. Please revise the application accordingly. 5. Please be sure that the proposed uses include all future uses as well. Proposing a use other than what is on the list will require a rezoning to amend the allowed uses in the PDD. 6. Remove the radius and ROW measurements of the proposed thoroughfare from the Concept Plan. 7. The residential portion of this development will be treated as multi-family residential development where parkland dedication fees will be collected at the time of building permit.
