The greenway is separated from the development and will not be impacted. The proposed plan also indicates that they intend to preserve most of the existing vegetation. The site will also include open space. So from the PDD standpoint I see that they are preserving natural features and vegetation and providing adequate open space. One issue that needs to be determined is if this is considered a residential development. If Dev. Serv. determines that it is the unit count will be small and the fees can be approved internally without going to the Parks Board. Eric Ploeger City of College Station P.O. Box 9960 College Station, Texas 77842 Re.: Aggieland Pregnancy Outreach Site Design MBESI No. 1000-0109 Dear Alan, In accordance with the current Bryan/College Station Unified Design Guidelines 2008 for Streets and Alleys and on behalf of Aggieland Pregnancy Outreach (APO), this letter shall serve as our request to allow the extension of the rural residential street section from the end of the existing Morgan Lane to the front of the APO property. The existing rural residential street section starts at Texas Avenue then proceeds to the east to the end of the Memorial Funeral Chapel property. APO wishes to continue this existing rural street section to their property. Refer to the attached photos of the existing rural residential street section. The current rural residential street section requires a 24'wide asphalt street within a 70 right-of- way (R.O.W.) The existing R.O.W. currently platted is only 50' wide. Therefore, APO will work with the property owner's along the R.O.W.to obtain drainage easements,as needed,to construct the 24'wide asphalt rural residential street within the 50' R.O.W. Please let us know as soon as possible if we will be able to design and construct Morgan Lane as a rural residential street section for this project. We appreciate your consideration of this request.
