The following page is a list of staff review comments detailing items that need to be addressed. The next submittal will be the third and final review by staff for this round of reviews. If all items have not been addressed on the next submittal, another $200 processing fee will need to be submitted for the subsequent set of three (3) reviews. Staff has no comments regarding the site plan or landscape plan. 2. Staff is working with the architect to meet the requirements of the NRA, but that process will not affect site plan approval. Please verify the scale of the landscape plan. Staff's measurements indicate the plan is scaled closer to 1"=20'. /2. Why is the site point total being doubled? /3. Per Section 7.5.D.3 of the UDO, an additional 300 landscape points are required for every 50 linear feet of frontage on a right-of-way. Please add an additional 2,220 landscape points to the total number of required points. 4. Please correct the spelling of"University Drive" in the point table. f 5. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the parking lot setback, rights-of-way, and adjacent property disturbed during construction. Because this site is the first to develop out of the larger tract, please refer to this project as Phase 1 of the Gateway Phase 3 development. ,/4. Add a note to the site plan stating the following: "For the purposes of signage and Non- Residential Architectural Standards, this shall be considered a part of the Gateway Phase 3 building plot." A. Please explain the difference between the bold line and dashed line on the site plan. Note #86 indicates that a 4" raised sidewalk will be provided around the front of the building; however, no curbing is provided. The required end islands at the southeast and northeast corner should be included within the project's limits. Please make appropriate adjustments to the site plan. .7116. A different site area other than the stated 0.736 acres was used. This would result in a total site area of 32,060 square feet. Please revise. 2. While Forest Drive is considered a private drive, it will be treated as a roadway for the purposes of streetscaping requirements. Please add the required points (990 points) to the total and required street trees (5 trees) to the point table. 3. With the above revisions, staff calculated 3,152 required landscaping and streetscaping points. 4. According to Section 7.5.0 Landscaping Requirements, canopy trees measuring 3" caliper are awarded 150 points; however the legend states 300 points. Please revise accordingly. 5. Please be sure that adequate parking screening is provided for the parking along Forest Drive. Staff's calculations indicate that 36 shrubs are required, but the legend indicates 20 will be planted. 6. There were no point values given for the 8 Live Oaks in the legend. Please add those values. 7. General Note #2 indicated that some changes might be made after review by the landscape architect. What is the status of the pipe line easement/infrastructure located to the west of the subject site? Please specifically address the proposed utility crossings of this ,14asement/infrastructure. Sheet C4.1 and C4.2) The proposed HDPE pipe should be backfilled with cement stabilized pj,Pfill. „f, -et C5.1) The proposed below grade creek crossing does not appear to meet the inimum cover below the flow line of the creek as specified in the BCS Guidelines. A concrete dog house or cap may be appropriate in this area. Sheet C5.2) Structural backfill should be used in the areas where sanitary sewer main will be located under a future phase's pavement. 13. (Drainage Report) The report analyzes a 24-in HDPE and a 30-in RCP, however the construction documents illustrate a 30-in HDPE and a 36-in RCP? 14. (Drainage Report) As this project is not providing detention and appears to be utilizing rapid conveyance to the primary channel, please provide analyze supporting this design as well as the certification found in Section 2.C.3.b of the BCS Unified Storm Water Design Guidelines. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per City specs and design. 7. Developer installs pull boxes as per City specs and design (pull boxes provided by the City). 8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan.
