The following page is a list of revised staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, December 3, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, December 20, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24"x36" copy of the revised final plat; Nineteen (19) 11"x17" copies of the revised final plat; One (1) Mylar original of the revised final plat (required after P&Z approval); and One (1) copy of the digital file of the final plat on diskette or e-mail to mtrevino@cstx.gov. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.cstx.gov/home/index.asp?page=2481 Please note that a Mylar original of the revised final plat will be required after P&Z approval and prior to the filing of the plat. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. 1 of 2 REVISED STAFF REVIEW COMMENTS NO. 1 Project: EASTMARK PH 2 (FP-REPLAT) - 07-00500275 PLANNING 1. Southwest Parkway currently has a ROW width of 80', but is classified as a minor arterial on the Thoroughfare Plan, which requires 100' of ROW. Please dedicate an additional 10' of ROW along Southwest Parkway. 2. According to our mapping system, there is a 10' PUE (vol. 2515, pg. 189) along the northeast property line. Please add the easement to the plat or provide a volume and page number to indicate that it has been abandoned. 3. Please add a note that states the following: "For the purposes of signage and Non- Residential Architectural Standards, this shall be considered one building plot." 4. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. Reviewed by: Crissy Hartl Date: November 12, 2007 ENGINEERING COMMENTS NO. 1 1. The existing carport is encroaching into the PUE. It will need to be removed as a condition of plat approval. Reviewed by: Carol Cotter Date: November 8, 2007 ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1. When construction begins Developer will provide temporary blanket easement for construction purposes. 2. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers or devices and extend as required. 5. If conduit does not exist at designated transformer or device , developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer/device pad(s) per City specs and design. 7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull boxes and secondary pedestals provided by the City). 8. Developer provides load data for project as soon as it becomes available so that transformers can be sized and ordered and other material can be allocated. 10.
