SUBJECT: AGGIELAND DENTAL (SP) - Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. The next submittal will be the third
and final review by staff for this round of reviews. If all items have not been addressed on the
next submittal, another $200 processing fee will need to be submitted for the subsequent set of
three (3) reviews. Please address the comments and submit the following information for
further staff review:
Seven (7) complete sets of construction documents for the proposed
development with the revised site and landscaping plans attached (one set will
be returned to you, please submit additional copies if you want more than one
approved set)
Two (2) revised site plans
One (1) landscaping plan
One (1) 11x17 grading and erosion control plan
Temporary Blanket Easement Dedication Sheet and required documents.
Please note that the Easement Dedication Sheet and necessary documents are required prior
to the issuance of a building permit. If there are comments that you are not addressing with the
revised site plan, please attach a letter explaining the details. If you have any questions or need
additional information, please call me at 979.764.3570.

PLANNING
1. Please include dimensions for storage building and add the square footage to the overall
square footage of the Dental Office.
2. Please account for the added square footage from the storage building in the parking
space requirements and add spaces as needed.
3. Please note that any changes made to the plans, that have not been requested by the
City of College Station, must be explained in your next transmittal letter and "bubbled" on
your plans. Any additional changes on these plans that the City has not been made
aware of will constitute a completely new review.

PLANNING
1. The rear lines that abut Graham Corner Plaza Block 1, Lot 6R and the greenway dedication
will be the rear property lines for the purposes of setbacks. Please show the 15' rear
setback lines along these property lines.
2. Edit the spelling of"acces easement" to"access easement."
3. Please submit an NRA Application with building elevations, color samples, and material
samples according to the requirements of the application.
4. The driveway along the access easement is not easily distinguishable. Please make the
lines darker so that features such are easier to see.
5. Is the bolded line 50' from the property line to measure streetscaping? If so, please label
the line as such.
6. According to Section 7.9.B.5 Pedestrian/Bike Circulation & Facilities, a facility capable of
storing a minimum of four bicycles is required for all non-residential buildings. Please
provide a bicycle facility near the building.
7. The length of the parking space is determined by the length of the striping. The use of a 19'
parking space is acceptable where the space abuts a landscape island with a minimum
depth of 4', which is the case for the parking along the access easement. It is also
acceptable where the spaces abut a minimum 6' sidewalk. The sidewalk along the building
only measures 4'. Please lengthen the spaces to a full 20' or provide a 6' sidewalk along
these spaces.
8. Please provide easy to read easements by using a darker print and labels.
9. Please add a note that states the following: "For the purposes of signage and NRA, this site
is considered to be in the same building plot as Graham Corner Plaza."
10. Please specify the type of solid waste site screening that will be used.
11. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not be made of aware of will
constitute a completely new review.

LANDSCAPING/STREETSCAPING/BUFFER
1. Please make existing landscaping details easier to read by using a darker font and remove
point information in the legend for landscape not provided.
2. Staff has noted that several trees are being barricaded during construction. Before a
development permit can be issued, staff must verify that the barricades are up. At that time,
we will also perform an inspection to approve the health of the tree.
)! Given the length of frontage along State Highway 6, 9 streetscape trees are required.
Please revise the legend and landscape plan accordingly .

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed
as per City Ordinance 2394.

2. All BackFlow devices must be installed and tested upon installation as per City Ordinance
2394.
ENGINEERING COMMENTS NO. 1
1. Please submit drainage report.
2. Please provide water and sewer demands on site plan.
3. Please provide existing sanitary manhole flow line and proposed service flow line.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides tern porary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
3. Transformer lead time is approximately 36 to 40 weeks. Electric load information is needed
as soon as possible to avoid delays in construction.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
5. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
6. Developer pours tran sformer pad(s) per City specs and design.
7. Developer installs pull boxes as per City specs and design (pull boxes provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:
sweido@cstx.gov.
9. Developer provides load data for project. See note 3 above.

ENGINEERING COMMENTS NO. 1
1. Please provide a full size (24" x 36") grading and erosion control plan. The grading plan will
need to illustrate the existing and proposed contours, the floodplain elevation, and the
location of the floodway.
2. Please illustrate existing utility lines.
3. Once the grading and erosion control plan have been reviewed, we will need 3 sets of these
documents for stamping and permitting.
