SUBJECT: CSISD ATHLETIC FIELD RENOVATIONS (SP) - Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments
and submit the following information for further staff review:
One (1) Development Permit application with associated construction and other
engineering documents;
One (1) revised site plan
If there are comments that you are not addressing with the revised site plan, please attach a
letter explaining the details. If you have any questions or need additional information, please call

Project: CSISD ATHLETIC FIELD RENOVATIONS (SP) — 07-00500281
PLANNING
1. Please clearly distinguish proposed, existing, and expanding areas of facilities.
2. It appears that a couple buildings are to be constructed or expanded over easements. The
Stadium Field House appears to be in an electrical only easement. In this instance, CSU is
allowing construction as the easement only serves that building. Please note that structures
will not be permitted within PUEs however.

ENGINEERING COMMENTS NO. 1
1. The proposed building on southeast side of Christine Lane (formerly) is in a PUE. Please
relocate or submit PUE abandonment application.
2. Please dedicate PUE on existing 8" water line in Christine Lane (formerly).
3. My files show a 20' PUE (vol7051pg158) perpendicular to Christine Lane (formerly) along
the back property line of the proposed Ground Facility addition. Ensure that proposed
structure is not located in this PUE.
4. Show location of Base Flood Elevation (BFE) and floodway limits on the ground. Provide
Finished Floor Elevations if necessary. Be aware that some of the floodplain was revised by
LOMR 06-06-B753P in 2006.
5. Indicate whether water and sewer services are existing or proposed.
6. Submit Development Permit Application (fee is waived) with supporting Erosion Control Plan
and drainage documents.
7. Please modify Note 2 as it might lead to confusion. Public Works inspectors only inspect
public infrastructure.
8. Show existing easements on all plan sheets.

PLANNING

RESPONSE: We have clarified on the plans which items are proposed, existing and
expanding.
2. It appears that a couple buildings are to be constructed or expanded over easements. The
Stadium Field House appears to be in an electrical only easement. In this instance, CSU is
allowing construction as the easement only serves that building. Please note that structures
will not be permitted within PUEs however.
RESPONSE: We do not believe that any of these structures are located within PUE's.
ENGINEERING COMMENTS NO. 1

RESPONSE: Attached is the warranty deed we found in vol. 7051 pg 158 which did not
appear to be a PUE. Can you help us locate the PUE documents so that we can see if
there is indeed a PUE at this location?

RESPONSE: It looks to us like this 8" waterline is currently within a PUE. Please call to
discuss.

RESPONSE: Please see the response to comment number 1. We will be happy to work
with you on this. We just can't find the easement document.

B753P.

RESPONSE: We have tried to clarify on the drawings what is existing vs. proposed.

RESPONSE:A development permit application is attached.

submit additional copies if you want more than one approved set)
Two (2) site plans
One (1) 11x17 grading and erosion control plan
