SUBJECT: TIREMAX (SP)- Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information for further staff review:
One (1) revised site and landscaping plan.
Please note that the Easement Dedication Sheet and necessary documents are required prior
to the issuance of a building permit. If there are comments that you are not addressing with the
revised site plan, please attach a letter explaining the details. If you have any questions or need

PLANNING
1. Provide ownership and zoning of all abutting parcels.
2. Please confirm that you will be constructing the entire width of the 30 foot joint access
easement.
3. All parking rows must have 180 sf end islands. The rows to the east of the building next to
the dumpster do not have end islands. Also island at end of row at driveway is not 180 s.f.
4. Buildings 30 feet in height or over require a aerial apparatus fire lane.
5. Provide dumpster enclosure detail in compliance with the Site Design Standards standard
detail. The interior clear space of the enclosure must be at least 12' x 12' for a single 8-yard
container.
6. Provide details of screening fence for dumpster enclosure.
7. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not be made of aware of will
constitute a completely new review.

LAN DSCAPI NG/STREETSCAPI NG/BU FFE R
1. 8 Canopy trees are required along State Highway 6 for streetscaping.
2. Only 57 elaeagnus were counted rather than the 63 noted.
3. Only 34 wax myrtles were counted rather than the 38 noted.
4. 3 screening shrubs must be provided for every 10 feet of parking area needing screening.
The screening along SH 6 frontage is not adequate.
5. All mechanical equipment, including the transformer should be screened from view.
6. Provide detail for tree well.
7. Provide a general note that 100% coverage of groundcover, decorative paving, decorative
rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the
parking lot setback, rights-of-way, and adjacent property disturbed during construction.

NON-RESIDENTIAL ARCHTECTURAL STANDARDS
1. Provide all building material samples and colors in compliance with the City of College
Station Color Palate. Since colors are not Sherwin Williams, we are not able to match based
on name alone and need a sample of the color to match to our palate.
2. Section 7.9.E.1 of the Unified Development Ordinance requires that no more than 33% of a
façade facing a right of may be on the same continuous geometric plane. This will require
wall plane projections on the west and north elevations.
3. Section 7.9.6.2 of the Unified Development Ordinance requires that for buildings of 3 stories
or less, the horizontal line of a flat roof or parapet along any façade facing a public right-of-
way shall vary by a minimum of two feet up or down so that no more than 66% of the
roofline is on the same elevation.
4. Provide material table for each elevation in compliance with UDO Section 7.9.6.3.c
(example provided in this section of the ordinance).

5. East elevation does not have the minimum number of elements. The UDO requires 2
different elements for every 60 feet for this elevation. Please provide 1 additional element.
6. South elevation does not have the minimum number of elements. The UDO requires 2
different elements for every 60 feet for this elevation. Please provide 1 additional element in
the section that includes the 2 eastern most garage bays to meet the requirements.
7. North elevation does not have the minimum number of elements. The UDO requires 2
different elements for every 45 feet for this elevation. Please provide 3 additional elements,
1 in each section of 45 feet along the façade.
8. Each façade is also required 25% masonry.
9. FYI: All signs are permitted separately.

ENGINEERING COMMENTS NO. 1
1. Two different curbing details are provided between the Site Plan and the Paving Plan. The
detail provided on the Paving plan meets our requirements.
2. What is the contingency plan for fire protection if Dickeys does not get built?
3. Relocate restrictor pipe to private inlet box. The proposed junction box in the PUE would
indicate it is public, and there would be too much confusion over maintenance.
4. Site Plan cannot be approved until Plat is filed for record.

FIRE
1. What will be the total cubic feet of tire storage for the building?
2. Will the building or any portion of the building exceed 30 feet in height?
3. If the building exceeds 30 feet in height then a aerial fire apparatus access road is required.
4. Calculated fire flow for the building shall be provided.
5. Approved Knox box will be required for the building.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Service disconnect and meter will be located on SE corner of bldg. as it is positioned on the
drawings. No exceptions.
2. CSU will provide wire from transformer to service disconnect/meter location as listed above.
3. Any wiring beyond this point is the responsibility of the developer/owner.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer will provide 2 —4" PVC conduits from transformer to service location.
4. Developer will intercept existing conduit at designated transformers and extend as required.

5. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:

8. Developer provides load data for project.
