SUBJECT: GATEWAY PARK SEC II (PP) - Preliminary Plat
Staff reviewed the above-mentioned Preliminary Plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, December 3, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for December 20, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
One (1) 24" x 36" copy of the revised Preliminary Plat; and
Nineteen (19) 11" x 17" copies of the revised Preliminary Plat.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed, your project will be pulled from the scheduled Planning & Zoning
Commission agenda. Your project may be placed on a future agenda once all the revisions
have been made and the appropriate fees paid. Once your item has been scheduled for the
P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday
the week of the P&Z meeting.

Please note that a Mylar original of the revised preliminary plat will be required after P&Z
approval and prior to processing subsequent final plats. If you have any questions or need

STAFF REVIEW COMMENTS NO. 1

PLANNING
1. Our GIS staff has indicated that the metes and bounds of the plat do not close. Please
revise accordingly.
2. Please add the label "NOT FOR RECORD" in 1/2" letters in the title block of the plat.
3. Update the date of submittal to November 2007.
4. Per Section 8-J.2 Blocks of the Subdivision Regulations, block length shall not exceed 800'
in length. A street may be projected to break the block or a variance may be requested.
Please provide a variance request to be considered by the Commission.
5. Per Section 8-1.2.1 Easements, a 20' PUE (or 10' from each side of the abutting properties)
is required at the rear of all lots. Please provide the easement or submit the appropriate
variance documentation for the Commission's review.
6. Per Section 8-M.1 Sidewalks, sidewalks shall be required on both sides of all streets having
a ROW of greater than 60'. Please provide the sidewalks or submit the appropriate variance
documentation for the Commission's review.

ENGINEERING COMMENTS NO. 1
1. Show limits of floodplain and flood way per the effective FIRM and the current City of Bryan
study for Carter's Creek. We will be reviewing to the most conservative data until the COB
study is approved by FEMA. Lot 2 does not appear to be a viable lot since almost totally in
floodway or easements. This should be common area, greenway (private or dedicated to
public), or part of Lot 1.
2. Show extension of water line from SH30, perpendicular through proposed Lot 1.
3. Cross access required with lot to the north.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
3. Transformer lead time is approximately 42 weeks. Load information and site plan are
needed as soon as possible to eliminate any possible delays in construction or completion
of the project.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
5. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull
boxes and secondary pedestals provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:
