This variance is necessary due to the following special conditions and circumstances:
Public water supply and fire hydrants are not available -in the area.
The above stated special conditions and circumstances do not result from the action or
inaction of the applicant by virtue of the following fact(s):
The applicant cannot afford and should not be.required to extend public utility
service to newly annexed areas.
Granting this variance will not confer any special any special privilege that is denied by
the technical codes to other buildings, structures, or service systems by virtue of the
following fact(s):
The applicant already has a modular home on the property and was living on the
property when the property was annexed.
This request is the minimum variance that will make possible the reasonable use of the
building, structure, or service system by virtue of the following fact(s):
Public water supply and fire hydrants are not available in the area and should not
be required for properties in rural areas of the city.
This variance will be in harmony with the with the general intent an purpose of the
technical codes and will not be detrimental to the public health, safety and welfare by
virtue of the following fact(s):
The huildina to be constructed is a single family residence not located in a subdivision
and will not place an undue burden on the resources of the fire department.

RE: Variance Case #03-2935
Dear Mr. Bonnet:
The Construction Board of Adjustments and Appeals voted unanimously (5-0) to grant a variance
to Section 508 of the International Fire Code for the above referenced case. This vote was taken at
the Board's regular meeting on 29 September 2003. The variance was approved with the condition
that the existing manufactured home be removed within 60 days from the issuance of the
Certificate of Occupancy for the new home.

RE: 17155 Rock Prairie Road, College Station, TX (BP Application # 03-2803)
Dear Mr. LaFollette:
The Building Division recently received the building permit application and plans you
submitted for a new single family residence to be constructed at 17155 Rock Prairie
Road. I am writing to inform you that the permit cannot be issued because the planned
construction is not in compliance with our adopted fire code and local amendments.
Specifically, the fire protection water supply required by Section 508.1, 2000
International Fire Code (IFC), does not exist. Also, the particular area where the
construction is planned lacks the fire hydrant coverage required by Section 508.5, 2000
IFC.
Please accept this letter as written denial of the permit application. You may seek a
variance from the terms of the Fire Code through the Construction Board of Adjustments
and Appeals. Should you or the owner wish to pursue a variance, the variance application
is available in our office at City Hall or online at www.ei.college-station.tx.us.
