Place the bicycle rack and curb and pavement details on Sheet C1.1. The remaining details of Sheet C2.1 are not necessary for review. 3. Provide the total site area in the Title Block 4. Label the State Farm Office Building as existing. 5. Remove building setback lines from the adjacent State Farm property. 6. Building setback lines are measured from the property line regardless of the presence of easements. As such,remove Site Note #5 and relocate the front building setback from 59'to 25' and the rear building setback from 20'to 15'. 7. Relocate or alter the building so that the southwest corner of the building is not encroaching into the 7.5'side building setback. 8. Calculate the square footage of the parking end island. Only the portion on the subject property may be counted toward the 180 square foot requirement. 9. Remove Site Note #9 regarding the bicycle rack. The rack must be placed entire on the subject property and located in relation as per Unified Development Ordinance (UDO) Section 7.9.B.5. 10. Provide color building elevations, material list and samples with the percentage of colors and materials used. 11. Please verify that the fire lane meets the minimum standard of 20'in width. In order for the 3 water oak trees to meet the buffer yard canopy tree requirement, they must be at least 2"in caliper. 2. All plantings that are used to meet the buffer yard requirement must be placed on the subject property. 3. As per Section 7.5.A of the Unified Development Ordinance (UDO), dwarf species are not allowed in the required buffer area. 4. The detention pond direct discharge into the rear drainage easement will not work. The rear drainage easement does not function as it was originally intended and all drainage is ultimately discharged onto the mobile home park. Would it not be more appropriate in this case to design the site and roof drains to discharge toward the front or west side of the property. I believe you designed Lot 8C similar to what I am describing. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to grnartinezQcstx.gov 6. Developer provides load data for project.
