The subject property is located within the 100-year flood plain and is shown as Flood Plain and Streams on the City's Comprehensive Plan, therefore staff cannot take this zone request forward because it is not in compliance with the City's Comprehensive Plan. A Comprehensive Plan will be required; however College Station has recently begun the process to update its Comprehensive Plan. Since this update will be the first holistic review of the Comprehensive Plan since its adoption in 1997, it is anticipated that there will be substantial changes to the Land Use Plan. Because of the impending update, staff discourages any ad hoc changes to the plan at this time. Reviewed by: Jennifer Reeves Date: September 11, 2006 NOTE: Any changes made to the plans, that have not been requested by the City of College Station,must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City,will constitute a completely new review.
