Field notes of a 3.27 acre tract or parcel of land, lying and being situated in the
Richard Carter Survey,Abstract No. 8, College Station, Brazos.County, Texas, and
being part of Lot 9, Block 1 (detention pond)Replat and Subdivision Plat establishing
Lots 1A, 5A, 9, 10 and 11, Block 1 of the Gateway, Phase 1, according to the plat
recorded in Volume 4998, Page 262, of the Official Records of Brazos County,Texas,
and said 3.27 acre tract being more particularly described as follows:
BEGINNING at a'/"iron rod found marking the common corner between the
beforementioned Lot 9, Block 1 and Lot 1, Block 1, The Gateway Phase 2 according
to the plat recorded in Volume 5809, Page 70, of the Official Records of Brazos
County, Texas, said 1/" iron rod also lying in the northwest line of Lot 1AR-2 -2.62
acres according to the Replat of Lot 1AR and Lot 12, Block 12, Block 1, Gateway
Subdivision, Phase 1, according to the plat recorded in Volume 6693, Page 211, of
the Official Records of Brazos County, Texas;
THENCE N 33°31' 15"W along the common line between the beforementioned
Lot 9, Block 1 and Lot 1, Block 1, for a distance of 683.94 feet to a'/Z' iron rod found
marking the common northerly corner between the said Lot 9, Block 1 and Lot 1, Block
1, said'/" iron rod also lying in the southeast line of a 50 acre tract described in the
deed to the City of Bryan, recorded in Volume 133, Page 607, of the Deed Records
of Brazos County, Texas;
THENCE N 41°40'24"E along the common line between the beforementioned
Lot 9, Block 1 and the 50 acre tract for a distance of 473.41 feet to a 60d nail set;
THENCE S 36°20' 49" E for a distance of 274.32 feet to a 60d nail set;
THENCE S 48° 44' 42" W for a distance of 414.73 feet to a 60d nail set;
THENCE S 33° 31' 57" E for a distance of 451.70 feet and corner in the
northwest line of the beforementioned Lot 1AR-2 - 2.62 acres;
THENCE S 35°16'20"W along the common line between the beforementioned
Lot 9, Block 1 and Lot 1 AR-2-2.62 acres, fora distance of 64.74 feet to the PLACE
OF BEGINNING, containing 3.27 acres of land more or less.
