Schehin—Saddle Creek Partners,Ltd.via fax#690.2793 FROM: Crissy Hard,Staff Planner SUBJECT: Saddle Creek- Preliminary Plat(ETJ) Staff reviewed the above-mentioned preliminary plat as requested. The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, September 18, your project will be placed on the next available Planning & Zoning Commission meeting scheduled for October 5, in the City Hall Council Chambers, 1101 Texas Avenue: Two (2) 24" x 36" copies of the revised preliminary plat; Fifteen (15) 11" x 17" copies of the revised preliminary plat; The Mylar original of the revised preliminary plat;and One (1) copy of the digital file of the preliminary plat on diskette or e-mail to sgriffin@cstx.gov and awelsh@cstx.gov;and Upon receipt of the required documents for the Planning& Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed,your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.cstx.gov/home/index.asp?page=2481. Also, I did not include Block 2 along Saddle Creek Drive from Prairie Court to Vintage Oaks Drive in my request for the block length variance. Please let me know if I can add it the request when we respond to your comments on the plat. Let me know if you need anything else or have any questions. Saddle Creek Subdivision — Preliminary Plat Response to Staff Review Comments No. 1 (dated 9/12/2006) Planning 1. A revised variance request is being submitted. 2. A revised variance request is being submitted. 3. The tracts have been labeled as requested. 4. Storm water detention will be addressed by modification of existing ponds and the construction of new ponds to maintain the peak runoff to pre-development levels. The exact location of the proposed ponds is not known at this time. A drainage report addressing detention will be provided with the final plat submittal. 5. A note has been added to the plat concerning maintenance of common areas. 6. Noted. BTU Comments 1. The 2°d sentence has been removed from Note 13 as requested. 2. The PUE was added as requested.
