PLANNING& LANDSCAPING
1. Repeat comment: FYI —The side setback along the southwest property line (adjacent to Sulik Sheridan)
should be 7.5'rather than the 15'shown.
2. Thank you for adding the bicycle parking facility. Please label it as such on the site plan.
3. Sanitation has expressed a concern with accessing the existing dumpster and will contact you to discuss
this situation.
4. Please provide more information on the architectural elements for the side and rear elevations. If you are
intending on counting the windows as elements, please provide details for them that show how they are
meeting the architectural element requirement. Refer to UDO Section 7.9.B.2 for more information.
5. Repeat Fire Comment—Please verify: "Fire lane markings are not required on the East side of the
parking lot and drive areas. Get with Fire to confirm."

ENGINEERING COMMENTS NO. 2
1. (C-4) The proposed water demands would only allow for a .75-in domestic water meter. Please justify
the need for the larger meter.
2. (C-4) Please illustrate the bottom of the existing drainage inlet box in relation to the proposed water
main.
3. (C-2) and(C-4)The existing water main that crosses Rio Grande Blvd.is a 6-in main.
4. (C-2) and(C-4)The existing water main along Rock Prairie on the Sulik Sheridan property is a 8-in main.
5. (C-2) and (C-4) The existing water main along the common property line on the Sulik Sheridan property
is a 6-in main.
6. (C-2)The existing public sanitary sewer main does not extend past the main hole and on toward the Sulik
Sheridan property,however it does extend along the west side of Rio Grande Blvd.
7. (C-2) Please illustrate with detail the proposed private storm system on the site plan.
8. (C-2) The proposed connection to the existing inlet box should be made using the construction method
illustrated in BCS Detail S1-03,please note accordingly on plans.
9. (C-2) Please illustrate and label all existing private storm system on the site plan, such as detail of inflow
pipe and outflow pipe of the detention pond.
10. After looking at the detention facility in person,it appears that the detention pond at one point took on a
lot of silt. The bottom of the pond is actually higher than the inflow and outflow structures, and does
not appear to maintain the volume that it was originally designed to hold. The silt in the bottom of the
pond needs to be removed and the pond should be re-seeded or sodded to avoid future erosion. Please
provide existing and proposed grading detail for pond.
11. Please provide construction detail of the off-site connection between the proposed development and the
existing drive on the Sulik Sheridan property.
12. Please submit supporting documentation for the easement dedication sheet.

LANDSCAPING/STREETSCAPING/BUFFER
1. Provide a buffer legend that states the length of the buffer for Phase 2, required canopy and
shrub plantings.
2. It is my understanding that while 70-5 gallon shrubs are required, we allowed 35-10 gallon
shrubs. Therefore, all 35 wax myrtles will need to be planted in the 10' buffer yard.
3. It is my understanding that the existing driveway will still be closed and relocated to the new
location. Please redraw the closed driveway.
4. According to the streetscaping section of the ordinance, 9 trees are required along Rock
Prairie Road. Please provide all 9 Lacebark Elms.
5. The "5 Crepe Myrtles" label appears to pointing to only 3 crepe myrtles. Please distinguish
the 5 crepe myrtles.
6. There are 27 compact nandinas behind the building, but those shrubs are not on the legend.
Please add them to the legend.
7. Add the 1,254 required streetscape points to the total required site landscape points.
8. After making the above adjustments and changes, please recalculate the total provided
points.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed
as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City Ordinance
2394.
NOTE: Any changes made to the plans,that have not been requested by the City of College Station,must be explained in your next transmittal
letter and"bubbled"on your plans. Any additional changes on these plans that have not been pointed out to the City,will constitute a

/2. Please provide curb and pavement detail on the site plan according to the College Station Site Design
Standards.
—r. Per Section 7.9.B.5 a bicycle parking facility is required and must be able to hold a minimum of 4
bicycles. Please provide such facility on the site plan.
14. Please provide a phase line between Phase 1 and Phase 2.
✓5. Please provide a 6' wide sidewalk between the northeast side of the building and the adjacent existing
parking. Previous site plans indicated that a 10' green space would be provided between the northeast
side of the building and the adjacent parking,which allowed parking to be 18' deep; therefore, the same
measures should be taken to see that a buffer is provided.
6. Please provide an end island for the front parking row where the new parking area meets the existing
parking.
/7. Please add a note to the site plan that reads as follows: "For the purposes of signage, this will be
considered one building plot."
/8. Note #8 is not correct. The current zoning is PDD Planned Development District and there is no
proposed zoning.
Sanitation has expressed a concern about the need for the additional dumpsters. Staff's suggestion is to
maintain the use of one dumpster and provide a turn-around for sanitation service trucks.
✓10. Please show how the dumpster will be screened by providing a dumpster screening detail on the site plan.
/11. Staff reviewed the building elevations and has the following comments:
• Please provide building material percentages and clearly depict where those materials will be used on
the building.
• Please provide material and color samples.
• Add a note to the elevations plan that reads as follows,"All signs to be permitted separately."
• Per Section 7.9.B.2., two architectural features are required for every 60' of building façade that does
not face a right-of-way. This requirement applies to the left, right, and rear building facades. Please
adjust the elevations accordingly.
• Please provide building elevations of the rear facade.
• Please be aware that no more than 66% of the roofline may be on the same elevation. This standard
applies to the roofline of the metal roof.
112. Provide a general note that all roof and ground-mounted mechanical equipment shall be screened from
view or isolated so as not to be visible from any public right-of-way or residential district within 150' of
the subject lot,measured from a point five feet above grade. Such screening shall be coordinated with the
building architecture and scale to maintain a unified appearance.

LANDSCAPING/STREETSCAPING/BUFFER
/1. Please be aware that landscaping used in the buffer yard may not be counted towards required
landscaping points. Please adjust the landscape plan accordingly and add a legend that states what buffer
plantings are required and/or provided.
12. This plan does not reflect the submitted site plan, which shows the existing driveway being removed.
Please remove the driveway and provide parking screening.

13. The landscape plan states that it is not to scale even though an engineer's scale is provided. In measuring
details on the plan, it seemed that it was not drawn exactly to scale. Please be sure that it is drawn to
scale.
4. Please provide barricading details for the crepe myrtle and the 24"oak tree.
.5. Crepe Myrtles are assessed based on caliper inches rather than gallons. Please adjust the landscape plan
accordingly.
/6. The additional 300 points of landscaping for every 50' of right-of-way needs to be added to the
landscaping point requirements instead of the streetscaping requirements.
/ 7. Once the landscaping plan has been adjusted, please keep in mind that at least 50% of the required
landscaping points must be counted towards canopy trees.
,/8. Staff could not find Needlepiont Holly on the landscaping legend. Please add and provide appropriate
point information.
✓9. Please be aware that Buxus Japonica is not on the approved College Station Plant List. Please use an
approved species or provide information about the plant and its hardiness.
—710. Please indicate that a masonry wall will be constructed at the rear of the property and provide wall details
on the landscape plan.
1. Staff measured 120' along the rear property line to be buffered with Phase 2. According to Section
7.6.F.2 of the UDO, 13 non-canopy trees or 63 shrubs would be required in addition to the 8 canopy
trees. Please adjust the plan accordingly.
2. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock, or a
perennial grass is required in parking lot islands,swales and drainage areas,the parking lot setback,rights-
of-way,and adjacent property disturbed during construction.

1. The proposed 6-in water main extension needs to be extended to the west and connect to the
existing 8-in water main.
2. Please provide plan and profile detail of water main extension.
3. Please submit engineers cost estimate.
4. Please provide BCS Unified Design Detail with construction documents.
5. It appears that the existing water main down Rio Grande is an 18-in not an 8-in.
6. Please label irrigation and domestic meter locations and sizes.
7. Please label sanitary sewer service line slope.
8. Please provide existing and proposed flow line data for the proposed sanitary sewer service line
connection to the manhole.
9. FYI—A manhole is not required for all service line connections.
10. Please remove the 4-in water service connection from the existing sanitary sewer main to the existing
building.
11. Will any of the existing utility services for the existing building change,please label accordingly.
12. Please submit drainage report. If the intent is to utilize the previously submitted report, please
provide letter stating that and any other changes.
13. Please submit fire flow report, specifically explaining square footage and building material type,using
Tables B105.1 and C105.1 of the International Fire Code.
14. Please submit grading and erosion control plan.

15. Please verify and correct the illustrated existing sanitary sewer main location. It does not appear to
continue toward the western property and does appear to extend down Rio Grande.
16. Please provide construction detail of the required on-site and off-site drive to the western property.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric lines and infrastructure as installed.
3. Developer will provide load data for project as soon as it is available so that service size can be
determined.Please note that electric distribution transformers are on a 40 week backorder
nationwide. Knowing the service size early in the project will help avoid delays.
4. Tap box and wire way will not be required for three or less tenants.More than three tenants will
require a tap box and wire way to be installed for this project.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per city specs and design.
2. City will provide drawings for conduit installation.
3. Developer to intercept existing conduit at designated transformers and extend as required.
4. If conduit does not exist at designated transformer,developer to furnish and install conduit as shown
on electrical layout.
5. If required developer pours transformer pad(s)per city specs and design.
6. If required developer installs pull boxes&secondary pedestals as per city specs and design.(pull
boxes &secondary pedestals provided by the city).
7. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to
gmartinez(cr�,cs tx.gov.
