PLANNING: (Reviewed by Lindsay Boyer & Grant Wencel; Date: Sept. 12, 2006) COMMENT#1: Please correct the appropriate zoning boundaries... ACTION: As per my conversation with Lindsey, zoning designations were added to the proposed park land areas. COMMENT#2: The plat is missing a call and does not close. ACTION: The plans have been revised. COMMENT#3: Provide ROW width for Dry Creek Drive. ACTION: The plans have been revised. COMMENT#4: Provide existing Barron Road R.O.W. width. ACTION: The plans have been revised. The current deed for this property shows that the property line is located in the middle of Barron Road. As part of this development, R.O.W. will be dedicated for Barron Road. COMMENT#5: Provide Block number identification for the block between Rivers End, Simi and Silver Oak. ACTION: The plans have been revised. COMMENT#6: Show shading for parkland dedication in the legend. ACTION: The plans have been revised. COMMENT#2: Developer provides easements for electric infrastructure as installed for electric lines (including street lights.) ACTION: Duly noted. Below is the summary of the revisions made per staff's comments. ENGINEERING: (Reviewed by Josh Norton; Date: September 18, 2006) COMMENT#1: Please link"Limits of Base Flood" comment to the specific drainage report for this area, as done with Carter's Crossing. ACTION: The plats have been revised per this comment. COMMENT#2: Is the entire area shown in shading being dedicated as COCS Parks?... ACTION: The lighter shaded area represent the area being dedicated COCS Parks (refer to the Legend.) We met with the Parks and Recreation Board on 07/11/2006 and they are aware of the proposed direct storm discharge into the proposed park land. COMMENT#3: The easement existing along SH 40 is not an "Existing 30-ft PUE", please verify and correct. ACTION: The plat have been revised per this comment. COMMENT#4: As proposed the water system supporting this development is not looped, please loop to external source. ACTION: The plat have been revised per this comment. COMMENT#5: Please provide PUE along the rear of lots 24 thru 29 of Block 2. ACTION: The plat have been revised per this comment. Fitch Parkway and the sewer main paralleling the North Fork of Spring Creek as allowed by the current ordinance.
