(JR-06-00500186) Applicant: Jeff McDowell, Agent for Southwood West i P,fj Staff Recommendations: Staff recommends approval of the Final Plat as submitted. tY Item Summary: This item is for the consideration of a Vacating Plat of Lot 8R, Block o and a Final Plat of Lots 8-R & 9, Block Two of the Edelweiss Business Center. Lot BR;is being subdivided into Lots 8R & 9. Access to these lots will be provided by exiting private access easements. Comprehensive Plan Considerations: The Land Use Plan shows this area as Regional Retail andris currently zoned C-1 General Commercial. The property fronts on �YNellborn Road (FM 2154) which is designated a major arterial on the City's Thoroughfare Plan. The property is zoned G 1, Ceneral Commercial, and is in compliance with the Unified Development Ordinance and Subdivision Regulations. In accordance with the rezoning, a 25-foot landscape buffer is shown along the back of Lot 9, the common boundary with Edelweiss Estates, a residential subdivision. The Final Plat is in compliance with the Land Use Plan, which shows the property as Retail Regional. An 85' private access easement is located along the front of the property. Access from Wellborn Road was limited to every other lot by the Preliminary Plat. Budgetary & Financial Summary: This property is located in Sanitary Sewer Impact Fee Area 92-01. Impact Fees will be due at time of building permit. Current fees for this area are $232.04 per living unit equivalent (LUE). Item Background: The Preliminary Plat was approved on 1997. The Final Plat was approved in 2003, and a subsequent Amending Pat was approved in 2004. Commission Action Options: The Commission has final authority over the final plat.
