We have not received any rezoning application, to rezone this property to the R-1 that is proposed. Please submit this application and fees to minimize delays in the platting process. 2. Provide note identifying existing zoning (A-O, Agricultural Open) and proposed zoning (R-1, Single Family Residential). 3. Please provide proposed number of units and density. 4. Provide the name of the developer and property owner in the title block. 5. Remove all streets that are not identified on the City's Thoroughfare Plan. Local street layout and connectivity will be addressed at the Preliminary Plat stage. 6. Remove topography. 7. Clearly show limit of 100 year flood plain. 8. Show any proposed phasing. 9. Provide basic survey data, tied to a College Station monument. 10. The north/south major collector shown on the Master Plan should be aligned such that at the north property line it is parallel and adjacent to the east property line. Developer provides temporary blanket easement for construction purposes. 2. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per city specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30'of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer,developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per city specs and design. 7. Developer installs pull boxes & secondary pedestals as per city specs and design.(pull boxes & secondary pedestals provided by the city). 8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to bread@cstx.gov . 9. Developer provides load data for project. 10. The Water Master Plan shows a 12"water line. You are showing an 8"line. 2. How are you planning to provide sewer service to the southern portion of the property? 3. You will need to ensure that the sewer line you are extending as part of the Sewer Master Plan can serve the entire drainage area (per Spencer Thompson). 4. If you are not intending to connect to Sweetwater Forrest, the 8"waterline shown to extend to loop this subdivision in the Water Master Plan (but not currently shown on your Master Plan) is not required. 5. Please contact Spencer Thompson (764-5011) regarding water line project and associated easement. 6. A portion of this proposed development is located in Spring Creek Sewer Impact Fee Are 97-01.
