Item: Public hearing, presentation, possible action, and discussion on a Final Plat-
Replat-for Lots 1 &2 of Block 4 and Lots 3-5 of Block 3 of the Autumn Chase
Subdivision consisting of seven lots on approximatley 1.31 acres located at 2304
Cornell, located along the west side of Cornell Drive. (06 -00500184 -JR)
Applicant: Veronica Morgan, Agent for Owner
Staff Recommendations: Staff recommends approval of the Replat as submitted.
Item Summary: This item is for consideration of a residential Replat of Lots 1 and 2 of
Block 4 and Lots 3-5 of Block 3. The proposal is for duplex lots. Duplex lots which
provide side or rear parking may have a reduced lot width of 60 feet. All duplex lots
proposed in this subdivision will have side or rear parking.
Comprehensive Plan Considerations: The Land Use Plan shows this area as Single
Family High Density and is currently zoned R-4 Multi-Family. The Unified Development
Ordinance Section 5.2 Residential Dimensional Standards allows for Duplex
Development in an R-4 zoning district as long as it is meeting the R-2 Duplex Residential
Dimensional Standards. The Replat is in compliance with the Comprehensive Plan as
well as the Subdivision Regulations.
Item Background: The subject property was annexed in 1969 and was zoned R-5
Apartment/Medium Density at that time. The zoning designation was changed to R-4
Multi-Family in 2003 with the adoption of the Unified Development Ordinance. The
subject property was platted in 2004.
Related Advisory Board Recommendations: The Parks Board recommends fee in
lieu of land dedication.
Commission Action Options: The Commission has final authority over the final plat.
The options regarding the final plat are:
• Approval
• Denial
