Per staff review comment #2 of the first round review dated August 28th.'Please check the lot area for the proposed lots. It appears that several are not meeting the minimum 3500 square foot per dwelling unit. Identify lot area on each lot." Lot 2A of Block 4 still is not meeting the 3,500-square foot in area required in Section 5.2 Residential Dimensional Standards. The Ordinance allows for lot width reduction for duplex lots if you are providing off-street parking in the rear or side yard. The lot area requirement of 3,500 square feet is still required. If the minimum lot area cannot be met, the plat cannot proceed to the Planning and Zoning Commission. Either the lot lines need to be shifted to meet the minimum lot area requirement or a variance request application will need to be filled out and submitted for the Zoning Board of Adjustments. 2. (FYI) Please make sure that you are working with Sanitation on this project for trash pick up. Lots 1A, 1B & 2A of Block 4 and Lot 4A of Block3 are not meeting the minimum lot width requirements per Section 5.2 residential Standards for Duplex construction in an R-6 zoning district (60-feet w/parking in the rear or side yard). 2. Please check the lot area for the proposed lots as well. It appears that several are not meeting the minimum 3500 square foot per dwelling unit. Identify lot area on each lot. 3. Please adjust the plat to meet the above referenced comments or submit a revised application with variance request for the requirements that are not being met. 4. Developer installs conduit per city specs and design. 2. City will provide drawings for conduit installation. 3. Developer to intercept existing conduit at designated transformers and extend as required. 4. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 5. Developer installs secondary pedestals as per city specs and design.(secondary pedestals provided by the city). 6. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to sweido(a,cstx.gov 7.
