Box 9960 College Station, TX 77842 Re: Autumn Chase Tax Certificates Dear Bridgette, Please see the attached tax certificate for David Schuler's Autumn Chase development. Also, please note that there is only one tax certificate with an older R number for lots three, four, and five of Block Three, and for lots one and two of Block Four. This is due to the fact that these lots are newer developments with newer R numbers whose taxes have not yet been assessed for the year 2006. For this reason, we were only able to acquire the Tax Certificate for the 2005 year under the old ownership of B & D Autumn Chase L.P. Box 9960 College Station, TX 77842 Dear Bridgette, Attached you will find a copy of one of the pages of the Autumn chase construction plans as well as Tony Michalsky's electrical layout sheet. These sheets illustrate the water, sewer, storm drain, and electrical that was constructed in the vicinity of the 15-foot public utility easement that was dedicated along the lot line between Lots 4 and 5. As you can see on these two sheets the 15-foot public utility easement along the lot line was ultimately not needed for any of these utilities. We have assumed that since this easement was just recently dedicated with the Autumn Chase Final Plat that we can abandon a portion of it with the approval of this replat. Below are the responses to the Staff Review Comments for the Autumn Chase Subdivision. Planning: Comment: Lots 1 A, 1B & 2A of Block 4 and Lot 4A of Block 3 are not meeting the minimum lot width requirements per Section 5.2 residential Standards for Duplex construction in an R-6 zoning district (60-feet w/parking in the rear or side yard). Answer: Lot 1 is now revised to Lott R and will remain a fourplex lot. Lots 2A, 2B, and 4A have now all been revised to meet minimum lot dimensions. An administrative adjustment for the depth of Lot 3A is attached. Comment: Please check the lot area for the proposed lots as well. It appears that several are not meeting the minimum 3500 square foot per dwelling unit. Identify lot area on each lot. •?
