Project: CULPEPPER PLAZA ADDITION (FP) -06-00500183
PLANNING
1. What is your intent for Lot 14? Rather than call it a lot, please label Lot 14 as a Common Area to be
maintained by a Property Owners Association.
2. Please provide a copy of the cross-access and parking agreement for the entire shopping center.
3. Please be aware that the proposed lot line between Lot 14 and the drive-thru for Burger King and the lot
line between Lot 4 and Souper Salad will create a setback encroachment. This means that the structures
will need to be removed before the final plat is approved or the lot line will need to be relocated, where
appropriate. Please adjust accordingly.

Culpepper Plaza Addition Final Plat
This item is for consideration of a Final Plat and Replat for the
Culpepper Plaza Addition located on Texas Avenue between
Harvey Road and Dominik Drive. The owner is subdividing
the 4 existing lots into 6 lots for a redevelopment project that
will include revitalizing the existing shopping center and the
development of a new structure for a department store. The
property will continue to have access from all of the existing
driveways off of Texas Avenue, George Bush Drive East and
Dominik Drive and will not be provided additional access
points from the Texas Avenue widening project.
The Land Use Plan designates this area as Redevelopment
and Floodplain and Streams. In April of this year, the Council
approved the Redevelopment District Overlay in addition to
the existing C-1 General Commercial zoning for this property.
The RDD overlay is intended to facilitate the redevelopment of
commercial centers through flexible standards.
The Thoroughfare Plan identifies George Bush Drive east as a
minor arterial and Harvey Road and Texas Avenue as major
arterials. Portions of Dominik Drive are also identified as
minor arterial, but the segment that bounds the subject
property is not classified.
This Final Plat - Replat for the Culpepper Plaza Addition is in
compliance with the Comprehensive Plan and meets all
minimum standards of the Subdivision Regulations; therefore,
staff recommends approval.
The Commission has final authority over the final plat and
may either approve or deny. May I answer any questions?
