Ok, I believe that I have it now. For the Master Plan we are developing
75.35 acres, in which 70.28 acres will be A-OR and 5.07 acres will remain
A-O.
And, for the rezoning, we are going to rezone a total of 68.47 acres to
A-OR, not counting the Flood Plain and the Easement going through the
property which is 6.15 acres that will remain A-O.

Based upon metes and bounds description for the 97.696 acre tract boundary
does not close. Beginning and end point overlap.
Metes and bounds should also be placed on Master Development Plan.
Please clarify discrepancy between acres called out on mater plan verses mete
and bounds.

Rezoning should be tied to CoCS monument.
Area to be rezoned needs to be more evident.

Re: Fire flow protection at Bird Pond Road development
Dear Gentlemen:
Please allow me to respond to your letter, in which you requested City fire flow for your
development on Bird Pond Road. As you point out,this property is located within the
water service Certificate of Convenience and Necessity(CCN) of Wellborn Special
Utility District. College Station policy is to not extend infrastructure into a non-City
CCN without explicit approval of the certificated entity.
If you can provide the letter you mentioned,granting the approval of the Wellborn
Special Utility District,the City will provide fire flow to your Bird Pond Road
development. The City must be certain that the Wellborn SUD approves this proposal
before the specifics of an agreement can be finalized.
When you provide this letter the City will move forward with you to provide fire flow.
The City appreciates your willingness to construct a looped fire line at your expense,and
your plan to fund maintenance costs. However,please note that the looped line would
need to connect at Bird Pond Road on one end, and Rock Prairie Road on the other end,
to increase the likelihood that water will flow through the line and remain fresh.
Secondly,the City would need maintenance costs to be paid in a one-time lump sum,
equal to five years of maintenance fees paid in advance. City staff will calculate a
reasonable maintenance fee when your plat is finalized,based on the configuration of the
fire line. Staff would be glad to provide estimates of their cost prior to finalization of the
plat,so you will have that number for your planning purposes. Also regarding the lump
sum maintenance fees,if the city is able to secure the CCN before the end of the(5) year
period,we would reimburse you as appropriate.
