PLANNING
1. Please remove `Master' from the title block as we do not have Master Preliminary Plats anymore. This
would be considered a Preliminary Plat.
2. Please show the city limit lines on the vicinity map.
3. Please provide ownership information for the Las Palomas subdivision.
4. Provide a list of proposed land uses by phase on the plat.
5. Show all proposed easements as required by all appropriate entities.
6. Please give the future condominium and commercial tract a lot and block number.

BTU COMMENTS
1. Need to show a note granting a 20' electric easement or PUE centered on all interior lot lines.
2. Need to show a note granting a 20' PUE along outer perimeter of development. A 16' PUE along all
public ROW is sufficient.
3. Need to show a note using the following language granting a "5' wide easement for anchors and guy
wires necessary to help support overhead utility lines. Easement will extend 20' beyond any utility
easement."
4. All existing electrical lines need to be shown on each plat. Also show the volume and page number of
any electric line easements.
5. Please ask the developer to call BTU Line Design at 821-5770 at least 150 days before power is needed to
begin the process for providing power to the area.

ENGINEERING COMMENTS NO. 1
1. Please state the intent for each proposed utility on the preliminary plat. Specifically state provider and
relative requirements. For example,Wellborn water for domestic and fire flow, pending fire flow report
proving minimum CoCS fire flow standards. FYI - City of College Station — City Council granted this
development permission to extended public sanitary sewer in the ETJ on July 27,2006.
2. The detention area should be platted as a common area and it should be noted that it will be maintained
by a specific home owners association.

a. Lot size less than 1 acre
b. Lot width less than 70-ft
