ENGINEERING COMMENTS NO. 2
1. The Plat will not be scheduled for Planning and Zoning until the approval from TxDOT and
Department of Wildlife and Fisheries for encroachment into the Conservation easement is received.
2. The slope easements need to be dedicated both on the conservation easement side and development side
of the roadway. Once the site is developed and elevation brought up to street grade, the slope
easement(s) can then be abandoned.
3. Are BTU and Aquila Southwest in agreement with the proposed fill on their lines?

TxDOT
1. Access driveways to SH 40 must meet TxDOT's current"Regulations for Access Driveways to State
Highways". Regulations are primarily based on posted speed limits and distances between proposed&
adjacent access points.Where posted speed limits are 50 MPH or more the required spacing between
access points is 425'.
Where driveway spacing is insufficient joint access will be required or access to internal/external streets.
Appropriate information will be required for any future_permits/work @ this site,which should include
drainage data,etc.
NOTE: Control of Access Sections exist on SH 40 North&South ROW's between SH 6&Greens
Prairie Road Cross-Over.

ENGINEERING
1. The ROW on the Plat does not appear to match the ROW shown in the construction plans, particularly
in the area of the roundabout.
2. The proposed ROW encroaches 10 feet into existing BTU and Aquila Southwest Easements. Please
address.
3. The proposed ROW has minor encroachment into the Conservation Easement at location of
roundabout. Conservation documents indicate that additional approvals are required for these
encroachments.
4. Construction Plans show 20'-50' "slope" encroachments into the Conservation Easement along the
majority of the ROW. Conservation documents indicate that additional approvals are required for these
encroachments. Slope easements are also required in addition to the ROW. Please address. Are BTU
and Aquila Southwest in agreement with the proposed fill?
5. Show location/dedication of temporary construction easements if required beyond toe of street slope
easement.These may be dedicated by separate instrument if beyond the bounds of the plat.
6. Explain"Easement Unkown".
7. Denote the 10'General Telephone easement and the 20'Seminole Pipeline easement on the plat as stated
under Note 4 on the Plat.
8. Although the water line plans have not been formally submitted to Planning and Development Services
for review, it appears that the water line is proposed within the existing BTU and Aquila Southwest
easements. These easements will have to be subordinated, or the water line relocated.
