This project was last reviewed by the DRB on January 27, 2006 and the concept plan that was presented was approved. Since that time, the applicant has made a few changes that require new approval for the revised concept plan. The applicant removed one of the buildings and consolidated the residence and associated storage into Building D. The studio, offices and a rotunda gallery will be located in Gallery C. The P-MUD district requires that both the residential component and non-residential component makes up at least 20% of the overall land uses, and this proposal is meeting that requirement with a variety of uses. The applicant has proposed a maximum building height for the expansion of 36'. The board has discretion over the height as well. As an FYI, the maximum allowable height in R-2, the abutting zoning district is 35'. A storage building is proposed in the rear setback and Building C in the side setback. These modifications will need approval from the board. Staff supports the waiver because the two properties will function as one building plot. Staff recommends approval of the concept plan.
