SUBJECT: SOUTHERN TRACE PH. 2 (PP) - Preliminary Plat
Staff reviewed the above-mentioned preliminary plat as requested. The following page is a list of staff review
comments detailing items that need to be addressed. If all comments have been addressed and the following
information submitted by Monday, September 18th, 10:00 a.m., your project will be placed on the next
available Planning and Zoning Commission meeting scheduled for October 5th, 7:00 p.m. in the City Hall
Council Chambers, 1101 Texas Avenue.
Two (2) 24"x 36" copies of the revised preliminary plat;
Fifteen (15) 11"x 17" copies of the revised preliminary plat;
One (1) Mylar original of the revised preliminary plat;and,
One (1) copy of the digital file of the preliminary plat on diskette or e-mail to
sgriffin@cstx.gov and awelsh@cstx.gov;and
Upon receipt of the required documents for the Planning& Zoning meeting,your project will be considered
formally filed with the City of College Station. Please note that if all comments have not been addressed,your
project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be
placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your
item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following
web site on Monday the week of the P&Z meeting.

Below are the summary of the revisions made per staff review comments.
PLANNING: (Reviewed by: Lindsay Boyer/Jason Schubert/ Date: Sept. 12, 2006)
COMMENT#1: Regarding the 20 foot buffer along the southern property edge, this is a
condition of the rezoning ordinance and must be met before this plat can
move forward. If it is your intention to remove this area from the buffer
requirement of the ordinance, a rezoning application should be submitted and
must be processed and approved by City Council before this plat can move
forward...
ACTION: The preliminary plat has been adjusted to provide a 20' buffer along this
property line.
ENGINEERING: (Reviewed by: Josh Norton; Date: Sept. 11, 2006)
COMMENT#1: FYI — there appears to be in two locations storm discharge points in Common
Area 2. Please verify that these storm drains are located within PUE or PDE if
the intent is for them to be public.
ACTION: Drainage easements have been added to the preliminary plat.
COMMENT#2: Also, what are the previously mentioned discharge points, discharging into?
The existing Common Area 2 is already experiencing extensive erosion
problems.
ACTION: Any erosion problems near the proposed outlets will be addressed in the
construction plans.

PLA ING: (Reviewed by: Jason Schubert/Lindsay Boyer; Date: August 25, 2006)
:COMMENT#1: Provide vegetative buffer along all southern boundaries of the property,
including the shared property line with Wellborn Road Joint Venture. Roads
may stub-out into the buffer area.
ACTION: A note marking the vegetative buffer along the south property line has been
added to the plat. The owner of the Wellborn Road Joint Venture tract does
not wish to have the buffer along the shared property line. He is to write a
'COMMENT
letter indicating this. A copy will be provided to the City.
#2: Several lots do not meet minimum lot size requirements for R-1. Specifically,
Block 6, Lots 4, 5, 6, 9, 10 and Block 9, Lot 6. Lots 6 & 7 on Block 7 need
further clarification of lot width at the building setback line...
ACTION: This property is to conform to UDO Article 8, Section 8.3 (cluster
development) which allows for smaller widths. A note to this effect has been
added to the drawing.
