Regarding the 20 foot buffer along the southern property edge, this is a condition of the rezoning ordinance and must be met before this plat can move forward. If it is your intention to remove this area from the buffer requirement of the ordinance, a rezoning application should be submitted and must be processed and approved by City Council before this plat can move forward.Also, the owner of the property called our offices yesterday and indicated that they wished to have the buffer. Please verify that these storm drains are located within PUE or PDE if the intent is for them to be public. 2. Also, what are the previously mentioned discharge points, discharging into? The existing Common Area 2 is already experiencing extensive erosion problems. Provide vegetative buffer along all southern boundaries of the property, including the shared property line with Wellborn Road Joint Venture. Roads may stub-out into the buffer area. 2. Several lots do not meet minimum lot size requirements for R-1. Specifically,Block 6,Lots 4, 5, 6, 9, 10 and Block 9,Lot 6. Lots 6 and 7 on Block 7 need further clarification of lot width at the building setback line. All lots must meet minimum lot size,please revise preliminary plat accordingly. 3. Provide P.U.E.s in accordance with the subdivision regulations,Section 8-I. 4. Provide the block length for McFarland Drive for block length verification. 5. Identify maintenance responsibility for the Private Access Easements. 6. FYI: Sanitation has verified that trash pickup will be from the front of the lots. 7. Jeanne Drive connection to State Highway 40 will require a TxDOT driveway permit. Reviewed by: Jason Schubert,Staff Planner/Lindsay Boyer Date: August 25,2006 TxDOT 1. Access driveways to SH 40 must meet TxDOT's current"Regulations for Access Driveways to State Highways."Regulations are primarily based on posted speed limits and distances between proposed& adjacent access points.Where posted speed limits are 50 MPH or more the required spacing between access points is 425'. Where driveway spacing is insufficient joint access will be required or access to internal/external streets. Appropriate information will be required for any future permits/work @ this site,which should include drainage data, etc. Reviewed by: Karl Nelson Date: August 28,2006 ENGINEERING 1. Please extend the Wellborn Road ROW through the southwest corner of the development. 2. Please extend a 30-ft PUE through the southwest corner of the development for future extension of the existing utilities. 3. The water main that is stubbed out at Southern Breeze Drive should be extended parallel to SH 40 via this subdivision and to the intersection of Jeanne Drive and SH 40. 4. The turn around on McLaren Drive should be 50-ft ROW and 27-ft pavement widths. The turn around should have a 50-ft turning radius. 5. Please provide PUE along southern property line. 6. Please provide PUE between the rear lot lines of Block 8. 7. Please provide PUE between the rear lot lines of Block 7. 8. Please submit TxDOT permit for Jeanne Drive connection to SH 40. 9. It appears that the sanitary sewer manhole located in the elbow of McLister Drive needs a PUE. 10. It appears that the proposed sanitary sewer main extension across McFarland Drive and to the southern property line needs a PUE 11. FYI—it appears that the 8-in sanitary sewer main through Common Area 2 does not exist, please label as proposed. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per city specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30'of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer,developer to furnish and install conduit as shown on electrical layout. 6. Developer installs pull boxes& secondary pedestals as per city specs and design.(pull boxes&secondary pedestals provided by the city). 7. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to gmartinez@cstx.gov. 8. Developer provides load data for project. 9.
